In our case, it actually moved pretty quickly. Within 2 months, one of our offers had been accepted. The house was perfect - it was in the general neighborhood we wanted to stay in (Westchester), and had many of the features we liked. It seems like the reason our particular offer was accepted was the letter Ivy recommended we write to the selling agent, and the fact that Ivy had worked with that agent on a previous occasion.
Then, the insane paperwork and due diligence process began. Ivy stayed in close contact with us, explained the steps in detail, and made it easy for us via digital signatures and documentation. She was always available to answer questions, and did a great job overall setting experience.
She's worked in real estate for a long time as an agent, investor, and other, and was able to offer perspective on a number of different things (inspections, neighborhood, potential of neighborhood and house as a future rental property, etc.) that I personally valued tremendously.

We proceeded, however, to make a list of the criteria that was most important to us. We wanted an agent whom we felt would 1) be candid (honest, sincere, straightforward) in his/her approach, 2) familiar with and experienced in our neighborhood, 3) exhibit competence and professionalism, and 4) have readily available referrals should repairs/services be needed.
In addition, we decided (as a practical matter) to consider agents who provided fewer services for a lower fee, as well as full-service agents. Ultimately, we decided a full-service agent would best suit our needs.
During the interview process we spoke with 5 agents - 3 men and 2 women. We were most impressed with the 2 female agents who became our top two choices. We chose the neighborhood agent, but within a week we knew that our first choice was not going to work for us.
I had left a voice mail message for Ivy Brooks, informing her of our decision to choose another agent and thanking her for her participation in the interview process. She responded very graciously, thanked us and wished us well, and offered her services in the future should we need them. We were truly impressed with her professionalism. As a result, my husband and I decided to call Ivy again, and this time, we offered her the job.
Ivy worked with us to tailor our listing and home sale process to meet our specific requirements and needs.
She had a list of referrals available for the asking, which she utilized, on our behalf, with no strings attached. Ivy even consulted multiple companies - not on her original list - for needed services, saving us considerable time and money.
Ivy helped us search for a new residence by creating an "automated MLS search" with neighborhood and other criteria based on our needs.
Throughout the process, Ivy was readily accessible by phone, text and e-mail for consultation and questions. She was knowledgeable about the appraisal process and seemed unintimidated by the prospect of meeting with appraisers as some agents appeared to be. Ivy represented us well with the appraiser.
In addition, Ivy offered continued assistance for our post-sale concerns and for our future needs regarding housing- even explanations/assistance with lease agreements/contracts.
My husband and I, as a result of our overall experience, strongly recommend Ivy Brooks. She consistently, we believe, represented our best interests as her clients.
1. READS through your 30+ pages of CC&Rs and tells you what restrictions you need to review or pay attention to.
2. Very responsive to emails, calls, etc. (I sent many close to or after midnight. By 7am, she'd responded.)
3. Personally attend home inspections instead of sending other agents/associates, even though she's 8 months pregnant.
4. Provides honest assessments on how much you should offer for the property, even if it ultimately lowers her commission.
5. She has a document coordinator who assists during escrow and will compile all docs into a CD then forward to you upon close of escrow. Makes your financial life that much easier instead of having to keep track of every document you've signed.
6. Provides useful tips, i.e. change door locks after you close escrow, get a fireplace inspection, etc. (Other agents aren't as helpful.)
7. No commission minimum. (This should be a given, but some agents actually have this requirement.)
8. Sends you comps of similar properties sold recently to keep you informed when submitting an offer.
9. Calls listing agents of potential properties to solicit information even if no offer is submitted later.
10. Remains available for questions even after close of escrow.
Most importantly, we submitted 2 offers on 2 properties and with Ivy's help, we got both even though one of our offers was not the highest. Granted, we had favorable financing terms (all cash), but we strongly believe it was Ivy's knowledge and experience that helped us seal the deal.
Ivy is a go-getter, professional, experienced, knowledgeable, and responsible. She is interested in making long-term business relationships instead of shotgun deals (like most agents). Did I also mention the generous gifts she gave to my husband and I when we closed escrow? It was the icing on the cake.
Go with her and burn your other agents' cards, you won't be needing them any longer as you'll have Ivy in your corner. You won't regret it. Hire her, or at least talk to her before you consider other agents.

has always been serviced within days and within an hour. The first
thing they had to service was my ceiling fan. The fan wasn't being
operated by the remote provided for it. It was a wiring issue. The fan was fixed within two
days of my request and the maintenance team showed up at the exact time
they said they'd be there (9am). They fixed it within 45 minutes and it
hasn't given me a problem since. That was 7 months ago. The next
thing that needed servicing was my toilet. Water was jumping out of the
bowl with each flush. The problem was unfixable so the company
purchased and installed an entirely new toilet by the time I got home.
Problem solved. The next servicing was initiated by the company. They
installed new energy efficient faucet heads (ie. showerhead, bathroom
sink, & kitchen sink). Once again, the maintenance team showed up
at the exact time they said and completed by the time they promised. I
have never ever had an issue getting anything fixed or serviced. They are always
extremely efficient and punctual.
