My business is helping people 62 years and over have a better life in their senior and retirement years. When someone is considering taking out a reverse mortgage, it is usually because they have some circumstance in their life that would be made better by turning some of the equity in their home into cash so they can use it. Or they may have a mortgage with monthly payments that are difficult to make each month. Getting rid of that payment would give them more money each month. The first thing I do is have a no obligation, free meeting, usually in their home, to go over their current situation, future needs, and desired lifestyle. A reverse mortgage is a financial tool that can be structured in different ways. They can be beneficial for some people, but not for all. In the meeting, after gathering all the facts, I will make recommendations based on my years of experience and training in the financial field. We may find that a reverse mortgage would benefit the client, or we may see that there would be a better way to help. At the end of our meeting, the client has the truth about reverse mortgages and all the facts so that they can make a decision to apply or not. Reverse Mortgages are highly regulated by FHA and HUD to safeguard against getting involved with a loan product that is not understood. For example the first step, even before filling out an application, is to get independent counseling. The HUD approved counselor will have questions that you must know the answers to in order to start the application. I help my clients with every step of the process so they are not overwhelmed by the complexity. I am always available for questions all the way through the loan process and even after the loan is funded.
