This company was selected arbitratily in the refinance process, I am assuming they contract with the loan underwriters. We were charged $125 over the fee schedule that is currently listed on their website as we signed up for appraisal online. They state that their typical turn around time for appraisal is 3 days, ours took 10 days (there was a weekend in there). My mortgage broker had to call them repeatedly and ask them to produce their work and perhaps this is why it was done in what seemed like a very sloppily put together fashion. They chose very arbitraty comps. They spent less than 10 minutes on the property and barely entered inside (per my husband, I was not physically present). There had been two comparable properties (per myself, my mortgage broker AND another appraiser she consulted after it came in so low) on my block (one was next door) that had sold within 10-60 days. Instead they chose properties that had been sold over 3 months ago, one was even a fixer and they were about 1 mile from my property. They appraised my house at about 20,000 below what it appraised for two years ago, this is in a sold west LA neighborhood that has held its value after about 40,000 worth of upgrades. My mortgage broker NEVER rebuts appraisals, but she did this one, after having several other independent appraisers look at the work and essentially concur with her and myself. They would not move. They said it was due to "deferred maintenance" and would not specify which things they had seen (in their 10 minutes in my home) were deferred. This completely derailed our refi and they were unpleasant to deal with. If they could have justified their work better or stood by it in any reasonable way (discuss why they chose the comps they did, itemize what they thought was deferrred maintenance) but they basically did nothing to facilitate working with them or justify why anyone would give them money to do this in the future.
