KG Property Management

Our family relies on the rental income to pay the mortgage at our new home. I emphasized this when I met with a company rep 1 month before my previous renters moved out. On November 16, the contract was signed and sent to the Kennedy Group. They were told that they could show the condo while the previous renters were still there. Despite this, they did not post an add until Dec 12, 2 days before my renters were moving out. From the time the contract was signed, it took them 9 weeks to find and sign new renters.

This property manager took a well occupied group of residential properties and turned them into a costly crisis in a matter of less than 2 months. I hired Kennedy Group Property Management to manage 6 residential units in Southern California that I had been personally managing for several years. They certainly had a nice web site, and I assumed they were professional from the initial conversations we had. However after a few weeks I noticed a significant lack of service and communication. Soon thereafter they failed to pay landscaping service, cleaning and utilities, and some of these services were almost shut off. They created such a poor impression with our tenants that we lost several long term renters, and then KG failed to fill most of the ensuing vacancies while we employed them. Upon termination I asked for documentation of the expenses they had paid as they seemed excessive, and three months later i have still not received anything but their internal accounting summary. They overcharged us for their services, which were clearly documented in the management contract, and left the properties in a very poor state after only 2 months of what they called management. Do not be fooled by this company's web site, they are at best incompetent.
