I would absolutely not live in the home that I love if Jack had not been Realtor.
The story is amazing...I set out to sell my condo...maybe....like possibly within a year or so, no hurry....a condo had been sold in my complex and I knew mine was worth more considering the location, upgrades, etc...so I thought, " I'll interview real estate agents to see, and to not waste my time or theirs...I had done this before and knew the work involved in showing a house...my first agent was Jack Tanner & his assistant Felipé ..Felipé called me back the next day because I had to put my number etc, in to see comps on Real Estae .com....I answered my phone, unusually, no caller ID.....I told her my plan and she asked if I would interview her and Jack...I said yes...
When they arrived I told them, " my house is not list ready!"... Jack had already said as he stepped in the door, " you are ahead of the game!"... He noticed all the details of my place...and assured me I wouldn't need to turn my color scheme to taupe....I for sure thought I'd need to paint.....I have an eye for aesthetics and style but I was sure not everyone would like my colors.....so on the tour went.....when we sat down and Jack asked if I was ready to move within 30-60 days, I was a bit overwhelmed ...after all I was just interviewing and researching.......they both liked my house and style and felt it would sell immediately!!..I wanted to get a fresh start and needed to make a certain amount for it to be even worth it....he estimated well above that amount, in fact he would not come down on his percentage rate, but said if the house sells below his estimated educated guess of what it would sell for he would come down.....after two more interviews, I said "deal!"... Just to note...I KNEW I wanted to go with Jack on first the meeting...it was a peaceful "knowing" that I cannot explain, but stayed true to wanting to interview other agents...I even lost two friends (agents/clients) over this deal.....so crazy!...I still wouldn't change it....
So when I listed, my condo did not go to MLS, and Jack had two people who wanted to see my house the next day after signing on..both offered more than I thought , that day!...and one offered even more to secure it....DONE!....when I met Jack, I felt like working with him would be like " done!"...meaning it would not go on and on....and it did not !!.., I was in an escrow and packing....my friends sister was so amazed at my process that she also interviewed Jack..and ended up hiring him over the guy that "farms" her area...same deal..."done!"....
All this said...my experience with agents in the past has been "okay".. But to be honest, I wasn't looking forward to this process again...however, Jack and Felipé made the whole process incredibly awesome !... I could not have been happier and more grateful....I thank God for all of this as well....nothing is by accident !..,. Ever!

We first met the realtor Jack Tanner of Beach Cities Properties when he was selling a house across the street from our home. In our brief meet with Jack I left with the impression that he was both Professional and honest. I explained to Jack that we would be putting our home on the market in the future as we were being relocated from California to Texas. When that time came, we initially used the relocation companies suggested Realtor. However, we quickly realized that it was a mistake as we had no offers and the one we had was rescinded. We decided to drop the relocation company and sell with Jack Tanner. Upon contacting him, Jack offered several advices on presenting the home, setting up an open house and virtual on line showing as well. He was both extremely helpful, very knowledgeable and responsive. Within a week of putting the house on the market, this time, done professionally, we not only had an offer but for $25,000 over the listing price.

We never expected the house to sell so fast! We knew where we wanted to move, but there were few homes available. Jack got to work on finding us a home to buy. We looked at what was available and nothing worked for us. Jack had a plan. He got the names and addresses of all the homeowners with homes meeting our parameters in the tract. He had us compose a letter telling them about ourselves and why we wanted to live in the Ranchos; we included a picture of our family. The letter was sent out to over 450 addresses! Jack only heard back from a few, but that was enough. We looked at two homes. The first had potential, but needed a lot of work and was very small. As soon as I walked into the second, I knew it was the one!
But there was a problem. The sellers could not move out until February 1, and escrow was closing on our house at the end of November! Jack was able to negotiate a rent back agreement with our buyers, through their agent, so that we could stay in the home we sold until our new home was available. This was more than just making an inconvenient situation less so; he was saving us from a potential nightmare. We have four dogs that we would have had to board; and we were contemplating temporary housing and storing all our household belongings.
We don't anticipate the need for Jack's services again as we plan on this being our last house, but I would recommend him to anyone planning on buying or selling a home.
I live on the East Coast. Last year, I learned that my sister, who was living in Long Beach in a house she inherited from our grandparents, was in a bad way. She was suffering from depression, and was unable to maintain the house or pay property taxes. The house was scheduled for foreclosure in six months. We needed to sell the house and use the proceeds to get my sister into a retirement community. To do this from 3,000 miles away, we needed a real estate agent that was trustworthy and competent.
I went on Angie's List, and the existing reviews indicated that Jack was just what we we needed. So I gave him a call, he provided me with information via email, and when I went out to Long Beach to visit my sister, he sat down with us and went through our options. The house was in bad shape, and my wife and I were not willing to pay for all of the improvements that would be needed to bring it up to snuff. So we decided the best approach would be to market the house "as is" to "flippers." Jack carefully walked us through the process he intended to use, and also asked if he could make a bid on the property, saying he would match the highest offer. My sister and I agreed, and as it turned out, Jack did wind up buying the property, matching the highest price. I feel that Jack was honest with us, and the return on the sale for my sister was fair and much more than I had initially anticipated. As a result, my sister is now living in a safe and comfortable independent retirement community, where she will be able to stay for many years.
Jack kept us informed throughout the process, helped my sister find a company to help her sell her furniture and other personal property, was very generous in giving my sister extra time to relocate, and was just a pleasure to deal with.
In sum, thank you, Jack. I cannot recommend you highly enough.

About 3 years ago my house that he recently sold, which at the times was being rented out, was in horrible shape after the some tenants moved out. At the time Jack also helped run a property management company. I was under a lot of stress and in poor health so I really did not know where to turn but I remembered Jack.
After speaking with him I decided to use his service (he no longer runs it but focuses only on selling/listing real estate). I was so impressed over his honestly and the way he took charge and got things done thus taking most of the stress off of me that when I recently was forced to sell my home I had no question whom I would have sell it.
The house, though not in the greatest of shape sold almost immediately! Not only did the house sell but because Jack knew I am on disability and don?t have a lot of funds worked to sell is ?as is? and the buyers were game! I was elated! After they agreed later they came back and want numerous things repaired which would have been a lot more money but again Jack went to bat for me and I did not have to repairs these things. How awesome is that! They were great buyers and I appreciated their working with us but Jack went to bat for me on several occasions even getting the other realtors fee reduced ½%. Mind you I didn?t even ask for these things. Jack as usual took charge and did what was in my best interest.
Jack always went above and beyond the call of duty. One thing still stands out to me being an honest person myself who is always looking to do right by God and others. I would hear Jack often say, Neil, I always have to do what is ?right.? Not only did Jack do completely ?right? by me and eek out every cent he could but the greater thing he did was ?right? by God.
There are few people out there with the kind of passion, integrity and love that Jack has for God, people and for the work he does. Back in the 80?s I sold real estate myself and have known many agents but Jack is the real estate agents agent. Simply put he is the best of the best. To go to anyone else if you know of Jack Tanner would be settling for second best. I thank God so much for you Jack! Thank you !

I was most impressed by the way he handled the sale itself. The pricing was tricky because of the volatile market, but he nailed it. The photos in the MLS listing were excellent, as was Jack's write-up describing the property. Jack is a very capable negotiator. We got the listing price for the property, even though the buyer's initial offer was considerably less. All in all, I came out way ahead of what I expected. What more could you ask?

Jack sold my mother's house in Cerritos, CA, while she was living with my family in the Washington, DC, area. She is having some health problems, and I worked directly and closely with Jack by phone during the sale process. Jack efficiently and reliably handled home repairs and staging to enhance the market value of the house. At the very outset of the process, he correctly predicted the price for which the house would sell. Indeed, I understand that it was the highest recent sale in the neighborhood for comparable properties of the same size.
Even though there were difficult negotiations with multiple prospective buyers, for which Jack was not to blame (one buyer canceled at the last minute), Jack was still able to get the property sold very quickly, so that the closing occurred just 36 days after the property first went on the market.
My husband and I are very demanding people with an eye for detail (he's a lawyer and I have an accounting and auditing background), and we were both deeply impressed by Jack's competence, reliability, attitude, and character.

The housing market in our search area was very competitive at the time, and we were very picky as to what we wanted, so we were okay with holding out for what we wanted. The first house we found that met all of our requirements turned out to have 68 (not a typo) offers, so like I said, it was a very competitive market! Then, a short time later, on a Tuesday, a new house got listed in our top neighborhood area and it was listed at a price that seemed on the low side, so we didn't know if the sellers were looking to set up a bidding war. As soon as that listing came up, Jack contacted us immediately and we went to look at it that afternoon. It turned out we were the very first people to view the property. We loved the place! It had more than everything we wanted and was even larger than what we expected to afford! Jack quickly got everything in order, and we decided to put an offer on the house the very next day. Jack suggested that we should present the offer in person, "old school style," so we agreed and met with the sellers and their agent. So, we actually got a first hand view of his offer presentation and negotiating skills...he managed to get the deal done on the spot WITHOUT a counter-offer on the initial price we offered. Pretty impressive! It turned out that there were 6 people scheduled to look at the place later that day, and probably many more would have come in the next few days, so we beat any others to the deal and avoided any bidding wars!!
Throughout the remainder of the escrow and closing process, Jack was always available to answer questions and get things done for us in a timely manner. He even took time to come to the closing signing for us, to make sure all the numbers and everything looked good. We shopped around with financing lenders and insurance, and Jack's referrals always turned out to have the best deals for us too!
Basically, he got us in to look at the house first, he got our offer in first, and we truly believe that if we had not chosen Jack as our realtor, we wouldn't have gotten this house (bigger and better than we expected, in our top neighborhood, and at a price less than what we expected)!! We couldn't have been happier with the whole process of working with him!!
