Beach Cities Management

This is follow-up evaluatiom to the original where we broke down the service to 3 main sections: 1. Obtaining tenants for the property with decent credit ratings, 2. management of fundsand repairs during tenants's stay, and 3. cleaning/repairing/prepping for subsequent tenants.  The first section was rated an A as before.  The second section got downgraded to B as we've received no monthly payment.  However, there was a statement ascertaining that there was $0 funds received and absolutely no follow-up remarks.  Turns out that the follow-up is for the owner to contact Beach Cities office and then they will follow-up with tenant.  There is no activity for late payments despite what is written in the tenant's policy.  I guess this ranks as an A rating if you are tenant as you can always state that the "check was lost in the mail" as was in this case.  3.  Haven't had this experience yet.  So cannot rate, but will provide an update if it is poor rating.

It is an on going service. They are extremely professional. Dustin Edwards is the manager there and he is very responsive- he answers emails right away. I had a contractor who was trying to re-model my bathroom and took forever. I got rid of him and Dustin handled everything and got it all done and it is beautiful. It is a property management firm. He has a website where the tenant pays direct through the website. It's very efficient. He has a great service.

Finding 3 worthwhile investment properties in the last 2 years was not easy but Beach Cities came through for us. They helped us learn about investing and searching for the right deals. One of the properties was a challenging short sale and it turned out to be a great deal and worth the effort. The management division has been impressive in finding great tenants and handling any issues that come up. Looking forward to finding another property together!

I handed them a vacant condo and they filled it with a great tenant. And continued to manage the property. Great job!
