We spent a time with Larry Lamb reviewing the estimate, discussing our preferences, making modifications to the estimate to clarify our intentions, as well as waling the job several times to be sure we were all on the same page. There was some inconsistency in what was detailed in the estimate. For example we wanted to make sure electrical outlets were moved to an outside wall when a dividing wall was removed. We were told ?we are professionals, of course we will do that, it does not need to be called out?. We later had to remind Mr. Lamb of the conversation when we realized he did not move the outlets. Further in the restoration when we questioned why the closet was painted, but not the walls in a room they taped and prepped. We were told that it was not included in the contract. We later noticed painting of the room was in the last estimate we saw before we signed the contract, but the line item had disappeared in the final version.
We were clear from the beginning that we wanted trim and baseboards to match the trim on our existing front door. Larry said he would put a few pieces of the trim up to see what we thought about what they had ordered. We arrived home to find almost the entire upstairs trimmed with fir that was not even remotely close to the color we expressed. Larry told us that the trim would darken over time. The color was not remotely close so we asked him to remove it and install trim the color we requested. After much consternation we offered to share the cost of replacing the trim. In the process, Larry Lamb removed the trim on our custom front door and destroyed it. He offered to replace it with a substitute, but in the end after much discussion and delay he
ordered a replacement to match the original trim.
Lamb Construction does not appear to have experience with electrical outlets. Outlets on the walls were not flush and exposed electrical wires were left hanging from the ceiling in both downstairs bathrooms. When pressed to solve the exposed wire issue, Lamb put plastic plates in the ceiling over the wires. We now have plates covering wires with no purpose in the ceilings that will need to be resolved by someone with more skill.
The sheet rock repair and painting was sloppy, using low quality paint. They left paint messes throughout the house. We had to create a punch list of areas that needed to be redone or cleaned up. Most of what we noticed should have been obvious to any professional. We should not have been forced to call out room by room issues. For example pencil marks were left on walls and some rooms were left only partially painted. There was paint on the new trim, carpet, cabinets and appliances. Doors were hung without hardware. They used paint thinner on the trim to remove paint, causing dull areas on the stain. We had to request multiple times for them to redo the ceiling in one room because they left it rough and the paint uneven. Windows were left without hardware. Some of the hardware we found scattered though the house. We had to purchase replacement hardware for other areas where they destroyed the hardware. They left paint marks in room that they were not supposed to enter. In fact they
were told several times to stay out of two rooms, but Larry Lamb continued to enter and did not respect our wishes.
We paid for a professional job and did not get even close to what we paid. The trim was installed uneven as if scraps were pieced together. In one room they used a different width baseboard on one wall of the room than
the other walls. Curtain rods were bent and left under a mattress and two shades were damaged because of how they were handled.
We had to review each invoice carefully. Not all of our payments were included when calculating the balance and on one item Larry claimed completed he charged more that the estimate on the original line item and we had to request a revised invoice. We considered filing a complaint with the Better Business Bureau, but decided cut our losses with Lamb Construction, stop wasting our time and move on to find a craftsman with the skills to complete the job.
In searching for a positive, the labor support was pleasant and polite. We wanted badly for this project to be successful and were disappointed. We were really hoping to write a positive review, but over all, our experience with Lamb Construction was miserable.

Started when he siad he would. Finished on time. Cleaned up after himself every day.

He removed the entire kitchen setup and replaced the entire thing. The tiles, floor, cabinets, gas, doors, etc. were replaced. He was a very creative person, who gave several ideas. At the beginning of the week and every day, he discussed the plan with me. Once the work for the day was done, they cleaned the place, so that it can be used. They did an excellent job and I will use their services in future again.
