We have been planning this project for several years in our mind. We would have been great candidates for the HGTV show Love it or List it. I wanted to list it and my wife wanted to love it, however now that it's complete, I think we both love it. We began the process by joining Angie's List because we felt we could find reliable contractors at this site. We knew this would be a major undertaking and we wanted quality work, at a resonable price and in a timely manor. After going through Angie's List we found three contractors that looked acceptable to us. This was in September of 2013. Over a period of about a month we contacted each contractor and each one came over to the house to discuss the project. The major discussion was whether or not we could use an existing patio which was connected to the house and make it into a pantry that connected to the kitchen. Over the course of next two months we came up with several ideas on how to accomplish this pantry project. All three contractor estimates were within $5000 of each other. Each estimate had several different add on's. However over time, we basically lost contact with one contractor because they were too busy at this time to start the project over the next six months and the other one we felt really did not want the job. R&R (Randy) was always prompt when returning calls and giving estimates and acted like they really wanted the job and could start on April 1 2014 which was the date we wanted to start.
We also decided to go with a third party cabinet and counter company because they were closer. R&R was okay with that, however we did have them install all the cabinets. This worked out very well for us. The original project was estimated to be about two months, but all in all the project lasted about 3.5 months. This was for a variety of reasons, a lot of that was because of supplier timing issues and availability of the subs..
Over the next four months we saw Randy or his son Ryan almost everyday....Monday-Friday They were prompt, friendly and took time to explain everything they were doing. There were many decisions to make over the course of the project and they always gave us the information so we could make a decision on what we wanted to do. We tried to not make nuisance changes in the project but of course they were inevitable, Randy and Ryan did not complain. Also, there were a number of subs...concrete, dry wall, tile, flooring...all were professional and friendly and did great work. We took care of the painting in order to save money. Randy took care of the design and permits. The cost of the pantry design and permits was $2300.
Over the course of the construction time the house was a disaster from the stand point of dust and clutter. Randy always made sure we had a toilet and sink so we were able to stay in the house during the remodel. They also cleaned up the best they could after each day of work.
A couple of final points: this was a major project and I'm not sure I want go through it again in the near future, even though Randy and Ryan did everything possible to help us through it. If you watch remodeling TV shows, it seems like they are getting more done at less cost, but after checking prices from different contractors, what we paid seems to be the going rate unless you decide to do some of the work yourself. The bottom line is that we are very happy with the work done and how it was done. I would definitely hire R&R again for future work
Quote/Bid Process
Randy helped us find an engineer to draw up plans for our project for the city to approve. Once we had the plans Randy provided a very competitive quote and was very responsive to our questions and addressing our concerns while we chose a contractor. Once we chose Randy, he took care of getting the permits and helped us work with the engineer to get changes to the plans to meet city requirements.
Construction
Randy worked with us to schedule a time for our project that was convenient to us. We were able to schedule the start of the project about 6 weeks out so that my wife and kids could be out of the house for the summer. He started on time, and finished the job on time too!
Randy did a good job tarping off areas of our house that they weren't working on to minimize the dust and keep those rooms as clean as possible. Randy and his son, Ryan, did a good job cleaning up every day, never was there a mess or a bunch of tools and materials left laying around. Every day Randy or Ryan would walk through the work with me to explain what and why they were doing, and answered any questions that I had. As small changes came up during the job, they were always willing to work with my wife and I to ensure we were happy with the outcome. They did a few extra projects that were outside of the original job scope, and they were very fair with the pricing and did a good job communicating with me. They followed the engineer's plans and made sure we followed code and didn't have any problems getting sign off from the city.
You could tell that Randy and Ryan take a lot of pride in their work. They paid a lot of attention to the details and made sure everything was done correctly and done well. They continuously told us that they wanted to make sure we were going to be happy with the end product, and they worked hard to make sure that happened. The only subs they used were for drywall and texturing, and that work was very high quality too.
Finished Product
As I said before, my wife and I are extremely happy with our new loft and with our experience with Randy & Ryan. At the end of the project Randy made sure all the small little details were taken care of, and did a very thorough walk through with my wife to make sure she was satisfied. They were both great to work with, easy to communicate with, and very responsive to any questions and concerns that we had.
Everybody that has been in our house to see the new room always comment how great it looks, what a good job the contractor did, and how you can't even tell this was an addition. The project has definitely added to the value of our home, but also given us a lot of new livable space to help us enjoy our home even more.
Randy & Ryan were great to our 3 little kids. They were very kind and polite and even took the time to time to explain what they were doing. My kids miss them and are still asking when they will be coming back.
I purchased the cabinets, appliances, range hood, sink, faucet, paint, undercabinet and pendant light fixtures in advance, and R&R provided everything else, including sheet vinyl flooring, quartz countertops and glass tile backsplash (all my choices from their suppliers), as well as my desired half glass-block, half awning style window. They did the demolition, plumbing, electrical, ductwork, appliance and fixture installations, fitting and adjusting the cabinets, and built a custom microwave shelf and various other elements. They also installed a utility sink on the patio for use during the project. Their subcontractors handled drywall, stucco around the window, fabricating and installing the counter and the flooring.
The countertop installer needed extra lead time between measuring and fabrication; we had to change window suppliers in mid-project; and the drywall, taping and texturing required drying and curing time. Except for those few unavoidable delays, everything went very smoothly, and most of the job was finished in about six weeks. There were no change orders, although I did pay a bit extra to have some of the drawer fronts reinforced to assuage my concerns about mounting the pulls.
The only sore point for me was that the drywall subcontractor didn't take enough care to seal off the work area, and he generated an extremely fine dust that found its way onto every nearby surface. R & R wasn't strictly responsible for this, but in the future I'll pay special attention to this issue.
I may not have the greatest design sense, but the kitchen ended up almost exactly as I had imagined it, and the final cost matched the original estimate. Between the two of them, Randy and Ryan did expert work on everything they didn't subcontract, and the subs did expert work as well. I am quite pleased with my new kitchen.
Randy and his team demoed and disposed of old finishes and drywall, he tied into our existing waste system and installed a tub/shower unit, he built new walls, and framed in a new door, he added a light to the new closet and relocated electrical sockets, tiled the bathroom floor, completed all drywall, and installed fixtures.
We provided the materials, and did not go with his paint option.
Randy even went out of his way to go to Home Depot and pick up the shower/tub enclosure that we picked out. When he brought it to our house, he noticed that it was not a high quality product. Me and my husband agreed that it was poorly made, and Randy graciously returned the large item for us and picked up the new tub/shower enclosure that we decided on instead.
I would highly recommend R & R Construction, Randy was reliable, professional, and got the work done in under the amount of time he said it would take.
He also gutted an outside bathroom, closed all the plumbing, repaired the drywall and installed vinyl flooring. It is now an efficient tool storage room.
We also had him help us with some major roof repairs. The gutters had been leaking and rotting out the fascia board. There had to be two layers of tile roofing removed , as well as the fascia boards and all gutters. This was around the entire home and adjacent large RV storage building. Purchased new fascia boards which were primed, painted and installed. Purchased new seamless gutters and downspouts and installed, and then replaced all necessary flashing, roof and felt and finally reinstalled roof tiles.
Throughout the entire project, Randy was very communicative and helpful and his work teams were professional and cleaned up at the end of the day. We would hire R & R Construction again in a heartbeat and have already spoken of him to neighbors for their future reference.
They began work on the dates as planned. In two bathrooms we did a moderate amount of work, refinishing the cabinets, changing out light fixtures and mirrors, changing flooring. In the master bath we did a complete remodel. Everything turned out very nicely and I thought that the work was done in a reasonable amount of time. Along the way, Randy and his son Ryan addressed all of my concerns.
I had talked with a few other general contractors, one of whom actually prepared a detailed and well-documented proposal several thousand dollars above R&R's contractual bid which I considered seriously. I learned much about the house and about its maintenance from this process. I noticed, however, that Randy spent much more of his time listening and answering my questions, much less of it telling me what I should or should not do, as competitors had done. When I asked him for options or suggestions, he gave them freely, and he weighed the pros and cons.
Ryan's inspection of the job was revealing. I could see immediately that he wasn't taking anything for granted. By that, I mean he was looking at everything to see the work through the eyes of the guy who would climb the ladder and swing the hammer. We can't say enough about Ryan, his work ethic, his skills, his talents, his breadth of knowledge from ceiling fans to sliding glass doors. He is truly a perfectionist, adept at listening just like his dad. One thing about R&R that makes it outstanding--both Randy and Ryan do much of the work.
We put our furniture in a POD in the driveway on June 10, using another Angie's List moving company (A Better Move--a great outfit in its own right). Randy started the job on Thursday, spending Thursday and Friday tearing off siding and looking at the depth of the dry rot (we weren't in too bad shape). On Monday Ryan and Brandon (Brandon is another high-caliber guy--everyone Randy brought into the job was phenomenal) began in earnest. They started on the backside of the house, ripping off bad siding and trim, replacing the siding, using pressure-treated fir for the trim. Randy had Jack Hale install the laminate floor in our loft (Jack is a visual artist in laminate--use him if you want some laminate installed). The old carpet came out, the new came in on one Thursday. Tracy painted and painted and painted (Tracy is an artist, too, a careful and patient and precise painter who is a master calker).
Randy and Ryan are fine people in addition to be excellent workers. They made sure that they picked up to the extent possible each day. They swept up, and they were sensitive to our needs (helping us get the furniture out of the POD and back in the house as early as possible, for example). All of the subcontractors and Randy, Ryan, and Brandon were just plain nice people--friendly, trustworthy (we never worried about the house when we had to leave).
Randy is very responsive to texts and emails as well--sometimes it is easier to contact him via text than via phone, but he is very accessible on the phone, too. I texted him with daily updates through a lot of the work, and he was highly responsive to my questions and concerns. Once he even texted me about a topic and asked if I had any questions or concerns.
The POD is long gone, the furniture back in place, pictures back up on the walls. Randy was just here an hour or so ago to do the final odd things--put down a piece of quarter round between the new carpet and the slider (Ryan didn't like the gap there), water test the balcony (drum roll...), button up the plaster holes in the garage ceiling under the balcony, do just a tad bit more calking. Last thing he said to me as he walked out of the garage was "Just let me know if you have any problems."
Would my wife and I hire this amazing hands on planner and his masterful son again? In a heartbeat. (I'm sure we have not seen the last of R&R :) These people are the best!
