Short version of a long story: We agreed to go with Guaranteed Rate at the recommendation of our realtor--a good guy. The bank who owned our condo gave us a deadline for closing. The deadline was drawing close in spite of multiple calls from us to the Guaranteed Rate guy. Each time we called it's like it was the first time he'd thought of us since the LAST time we called. Finally the deadline passed, and he said WE would have to pay the late fees!! We said--wait a minute, this was your fault. He didn't deny it but said his margin was so thin we had to pay or forfeit the earnest money and risk losing the condo, so we paid. He also failed to get the closing done during the work day and made us pay a professional closer to come to our house at 11PM to finish the closing! So we were out nearly $600 in ADDITIONAL costs because the Guaranteed Rate guy didn't do his job. Did we express these concerns to the Guaranteed Rate guy? Absolutely, and told him we would be finding places to share our story whether the ending was good or bad. If he had served us well--even at that late date--this would have been a good review, but he did not volunteer to make things right, only making a half effort after our realtor confronted him. Our realtor twisted his arm after we were in the condo and got us $200 of the $600 back, but there are HUNDREDS of mortgage companies wanting your business! RUN from any connection with Guaranteed Rate. Unprofessional in the extreme.
