Guaranteed Property & Mold Inspection

Overall experience Terrific. Joseph is one of the most honest, straight forward guys out there. I am very thankful with God that he leasing me in the right way so that I would choose his company over the other companies out there. I’m the beginning I thought that the price was a bit high for my budget but then later I realized the skill level that he does in each one of his kinds of inspection he offers is unbelievable. I owe Joseph my life he helped me convince myself that there truly was a serious mold problem with the house that I just bought not even 1 year ago. So I moved out from my new home in the mean time before my health continues to get in more delicate situation. The mold odor has now begun to cause me to have asthma which I never ever had before in my life. The bank/ realtor Home inspection report of the home never caught any of this bad mal fowl odor and mold infestation from underneath the home. It’s crazy how some of these home inspection still are able to keep their business license when they are worth no good at all. Trust me you won’t regret yourself by choose Guaranteed Property and Mold Inspections. They are by far the best out there. They provided me with a very detailed reports which has lab results from samples they sent out and everything.

So I had been searching for a couple days for a company to do a mold inspection because I had a leak in my home and I could sense there was a strange odor so a friend of my heard my problem and referred me to Guaranteed Property and Mold because she had used them twice before! So I called and had my call answered right away I spoke to the inspector and he was so kind and answered all my questions that some other companies didn’t really have answers for me and that sold me on choosing them :) they showed up and did a great job the quality of work and the kindness was really what made it worth it for me I’m glad I chose them and I will again for the future

Inspector showed up right on time and began his inspection. He brought air sampling devices, infrared camera, etc. to do a quite comprehensive home and mold inspection. He checked all items of concern regarding the plumbing, electrical, air conditioning unit, etc. I was extremely impressed by the scope of the inspection and knowledge of the inspector. I chose them because the have all the legitimate certifications. They where there for over two hours and the report I received shortly thereafter was very informative and helpful. I would highly recommend them to anyone who needs a home or mold inspection.

Arriving on time he gave us a background and details regarding mold in the house, the introduction of same, the health related issues regarding same and the solutions and methods for removal. Took about 15 minutes and was more interesting than one would imagine. Pleasantly surprised. As he suited up (think moon suit) we had to close all windows and doors per outside ventilation, then he triggered a device to check air levels in our various rooms and moved throughout each room in the house. It reminded me of a Home Blessing!
He then took his devices down into our crawl space and remained their for almost 30 minutes; when emerging he informed us that the air in our home was mold free and he so no traces of fungus or mold in the crawl space, however he would inform us completely after his lab ran tests from samples he collected below. In about an hour he had finished. We paid him and about a week or so later we got a 5 page report reporting we have no mold or fungus issues in our abode.
This past Winter we had about 10" of rain in as many days and, for the first time, our crawl space was flooded. Two days of sump pump and industrial dryers blowing and sucking our vents mandated his expert analysis for our peace of mind. Also while here he gave us ideas on prevention of flooding as well as how to set up monitors for moisture down below. He also gave us several names of those who could do such work.

Steve provided excellent on-site recommendations and provided a very comprehensive report follow-up which provided us with all of the information that we needed to resolve the 'false alarm' that the tenant had created.   He was very professional, prompt and TIDY.

Steve our home inspector was very thou rough and knowledgeable he spent time explaining to us all the details of our inspection and was a pleasure to work with.

The Inspector was very timely with setting up visit arriving on time. From my vantage point, the inspection was thorough and carefully done. I received my report without delay.

This home inspector did a TERRIBLE job. I will NEVER use him again!

He was arrogant I felt. He was too early so I wasn't able to be here for the whole inspection. He missed  a number of things as well.

They were on time, checked everything for possible mold carefully.

Steve examined the concrete slab - tested for moisture.  He also reported the potholes created during removal in slab be filled in before laying out the wood flooring.  We needed this inspection to have the work to be done properly.
He also gave us a lot of helpful feedback which left us feeling confident on how the work should be done.

We called Steve to perform a mold inspection of our home and we promptly scheduled him to come back and perform a home inspection also. He was very punctual and transparent about the whole process. He was very kind to offer his opinion about various aspects of our home at no extra charge. We felt very comfortable with him being in our home because he seemed trustworthy, which is why we had him come back to perform our home inspection. Steve is very knowledgeable about the functionality and maintenance of residential homes and he was able to answer every question we had regarding our inspection.
