Hi-Tech's bid was the second most expensive one we got, but we chose them for two reasons: their thorough approach and their full-house warranty is 3 years, more than the other companies.
While we were considering going with the company with the lowest bid (another company with great reviews), that company's proposed treatment of our attic was only to spray it with Bora-Care. Hi-Tech also did this, but on top of that they injected Termidor (more potent termiticide) into each affected wood joist in our attic - a more intensive approach. Only Hi-Tech and one other company (Pacific Coast) proposed to be thorough enough to drill/inject into every affected piece of wood they found. The other two companies just wanted to spray the attic, which involves less work, but we were concerned this wouldn't end up being as effective in the long-run.
Hi-Tech also applied local microwave treatment to two areas areas where the termite activity was behind drywall. I thought this was an interesting treatment, but couldn't find much evidence on the effectiveness of it on the internet. Nevertheless, they still drilled a few holes into the drywall and injected Termidor to these areas, which is what the other companies would have done too.
In the end, the more thorough treatment approach was what swayed us towards Hi-Tech. The least expensive company's inspector told us that we would eventually end up needing to fumigate and their treatment would help us delay doing that. Hi-Tech also told us fumigation was the only way to ensure 100% of our termites were treated, but they gave use the impression we had a decent chance to avoid fumigation if we went with their more thorough local treatment approach. Since we really want to avoid fumigation, we shelled out more money for the better local treatment.
As an added bonus, Jeff was great to work with. By far, he took the most time during his inspection compared to the other companies and he was very helpful, pointing out a few maintenance issues with the house that he found and offering suggestions about how to fix them.
We used this company a few times over the years. They may not be the cheapest, but they are very thorough and stand by their word. In fact, after the last time they did work they returned twice without charging us. Impressive attention to detail. Will continue to use.
