After house was purchased, a contractor came by and said the cracks were a major cause for concern. I had experts come look, and indeed I have tens of thousands of dollars of work that needs to be done.
This company's contract is very strict. It says, essentially, that they can't be held responsible for not noticing anything. They claim to warrant their work, but practically speaking, they don't.
Sometimes in life, your main purpose is to serve as a warning to others. I am your warning. Get the inspection contract/agreement FIRST, and review it. If you see anything like "damages are limited to the cost of the inspection x2" then RUN AWAY. This is a company that will not stand behind their work.
This company is one of those you should never use for the service they advertise. If the house has significant problems, even if they're obvious, the inspector will likely not notice, and you will have no recourse (I've spoken to a few professionals on this subject, and I have no recourse).
Mike arrived right on time, and explained that he prefers to go around the house on his own first and then go over his findings all at once at the end. The house is about 2150 square feet, and Mike took about 2 hours to go through it all. When he finished, he put all the pictures he took (around 150 or so, I believe) on his laptop, and we went through the slide show while he narrated all of his observations, both positive and negative. His "presentation" was very thorough, and we felt like we had a good feeling for the overall condition of the house and its various systems by the end. We received his official report via email late Monday night (the inspection was on a Saturday), and it contained everything he went over with us in person.
We will certainly use Mike in the future if we ever need a general inspection in the Los Angeles area again.
