- Bottom line: Haupt roofing damaged my condo, and refuses to compensate me
The owner's son inspected the roof of my building and my rental unit directly below and gave the estimate to repair the leak. I told Haupt that two days before the date of the job I was having the unit professionally cleaned, and that the day before the job the tenant was planning to move in. I asked if that would be ok. Haupt told me that was fine, because "Other than noise, it shouldn't effect (sic) her." The foreman on the day of the job inspected inside the unit. Both the owner's son and the foreman when they each went into the unit on separate days, could readily see the unit was an open beam tongue-and-groove cathedral ceiling. But the men doing the job on the roof seem to not have been aware that it was an open beam ceiling and it was necessary to take precautions. Accordingly, as pictures 1-4 show, their work caused the unit to be heavily soiled with roofing debris. Every surface of the entire unit was also coated with a fine film of black dust.
While the owner was at first apologetic and asked how he could correct the situation, as soon as I told him a week later on October 30 that roofing debris was still falling down into the unit, he stopped communicating with me.
I decided to wait an extended period of time to see if the debris stopped falling down. It continued to fall. (Picture 5 is from January 2013 and picture 6 is from February 2013). You can literally see in picture 7 from September 2013, pebbles stuck in a ceiling groove, waiting to fall. This was the case all over.
I could not find anyone who had a solution they would guarantee would work. Haupt offered none either.
A year after the repair, on Oct. 23, 2013, I wrote to Haupt but didn't receive a reply.
On March 17, 2014 and then again on March 27, 2014, I sent Haupt an itemized receipt for my damages to date, but received no reply.
On May 2, 2014 I sent Haupt pictures (8 and 9) my tenant gave me of big pebbles that had just fallen onto her nightstand and pillow. I asked that Haupt provide me with the name of its legal counsel. I didn't receive a reply.
On August 26, 2014 I wrote to Haupt that I would be filing a claim against themin Small Claims Court.
On August 27, 2014 the owner of Haupt wrote back. He was unwilling to address my concerns, and concluded "Jerry find yourself another past time other than e-mailing threats"
On August 28, 2014 I wrote back asking for a copy of the contract Haupt claimed that I signed, which did not match the copy of the contract I had in my possession. Haupt did not reply.
In April of 2015 an especially bad debris fall (see picture 10) impelled me to try a contractor's proposed but not guaranteed solution, which cost $700. Hopefully it will permanently stop the falling debris.
Now that the three year statute of limitations is nearing for filing a lawsuit, I am posting this review and will be forced by Haupt's stonewalling to proceed with all legal remedies available to me.

Additionally, they replaced the facia boards on the house and placed it so the 'ugly' side of the wood showed and used short boards on the front of the house and long boards on the back. They left nails all over our yard and inside our garage.
We expressed significant unhappiness with the price difference and finally settled on a price of just under $15K (3 Xs our quote). Their representative did admit that they needed to change their pricing for jobs where large amounts of wood needed to be replaced.
I will say that the roof was replaced just over 8 years ago and we've never had a problem except with some of the facia board needing replacement but the lack of communication resulting in a bill that was almost 4 times the original quote soured any thoughts of this company.

We certainly pride ourselves on the quality of our work; The simple fact that we keep in constant contact with our customers throughout the process of the job when there is additional work required. [Member Name Removed] was on the job site and updated daily on the situation and condition of the structure along with the steps that were to be taken to repair the damage. Structural damage and how repairs are to be performed along with the extent of damages are strictly enforced by the City Building Inspector. We, as a professional roofing company, follow all building and safety codes as well as obtaining job site inspection cards which are approved and signed by the city inspector. The amount of damaged lumber cannot be determined until the roof is removed and the structure is open for viewing. Structural damage is due to dry rot, water damage, termite damage and simple lack of maintenance. Additionally, all our repair prices are ''fair' and up front on the contract. We, as a company, provide our customers with a substantial discount if damaged wood replacement is extensive, as in this case. The contract price was quoted at $4,224,00 plus the City Building Permit Fees which was $182.00. The bill presented and paid was $13,798.00 on July 2, 2005. The extent of damaged wood replaced is as follows: A. 84 Rafter Tails B. 4 Complete Rafters C. 2,199 feet of 1 x 6 Roof Board D. 204 feet of 1 x 6 Fascia Board The quoted prices in our contract were as follows: Rafter Tails $75.00 each Roof Board $3.00 per foot Fascia Board $6.50 per foot The actual contract cost on this project was $21,000.00 due upon completion. We extended to [Member Name Removed] the discounted cost based on material and labor, not the contract cost which was substantially more!"

The work was done on time with a very friendly team that were very experienced tile roofers.
Al the trash was cleaned up and the work was done very well.
All my expectations were meet or exceeded.
The yard was cleaned at the end of each day. The final clean up was excellent.
There was good communications with Curtis, the person who estimated the job. He visited the job site several times during the project.
The project manager, Jim, was also accessible to work out details of the job.
Although there is a coupon on Angie's list, there are other coupons available that are better. Check with the estimator after receiving the estimate to see if there are any other current coupons.
