John is an absolute angel. As a single woman buying my first home, I want everything to be perfect. I had heard complaints from others who'd purchased new homes from my builder about leaky roofs and other issues, so I contacted John to do an inspection. He encouraged me NOT to hire him to inspect my newly built home, but to wait until just before the builder's warranty expired. When I expressed special concern about the roof, he offered to check it out. Which he did a few days later, finding a few very minor issues. He fixed the little things while he was up there anyway, then refused to charge me for the job. Wow. His efforts gave me confidence that my roof is well built, and his kindness reminded me there is still much good in the world. Thank you, John.

We found my 85 year old father a unit in a lovely mobile home park in Clovis, Ca. Because of its age, 1973, I wanted to be sure it was in good condition before he purchased it. At Pop's age you don't want to fall into a money pit. I found John here on Angie's list and gave him a call. He was able to get us in to his schedule right away (important since dad and his lovely lady were anxious to vacate the tiny apartment they'd been renting). He was very thorough, took dozens of photographs and provided us with verbal as well as written information regarding the unit. We did have a couple of hiccups on actually receiving the reports but since he'd given the unit a good rating that didn't hinder the speed of the sale. I do highly recommend John for his expertise and professionalism. His report was very precise and all inclusive. I would use him again and do recommend him to anyone in need of an in depth inspection of a home or mobile home.

It was a wonderful experience. John was very knowledgeable, informative, thorough, and punctual. He went above and beyond even pointing out items that may effect our infant. He did not rush anything and was polite and professional. I have nothing but praises for him and am so grateful for his services.

John was a professional and arrived on time.  He was friendly and very informative.  He was easy to talk to and did not mind my endless questions of what he was doing and what I should or should not expect from what he discovered.  John was patient and did a very thorough job of inspecting every inch of the house.  He climbed onto the roof, took copious amount of pictures of both the inside and outside of the house, and even went up the attic.  After he was done with his inspection, he sat down with me and went through all the pictures he took, explaining what he discovered and giving me his suggestions and/or concerns so that I knew right away what I needed to do while I awaited for his written report.  A few days later, he provided me with a binder of his inspection report filled with pictures and his suggestions.

We hired John for an inspection of a home we were purchasing. He kindly take a long drive and come to inspect our house in Lemoore. He spend 2.5 hours no 1300 sq feet. John Costa did an excellent job. He showed up on time went over the house very throughly from the roof to the foundation of the house. Then went over with us the details with pictures and explained all problems.
The next day he sent us the report he created for the property, along with a copy of all the pictures he took while doing the inspection. The pictures are what put him over the top as he not only explains where the issue is, but gives you a picture of everything he finds good or bad and it is very helpful later. John was very thorough and professional. Our realtor was present and he was very impressed as were we.
       The overall experience was beyond my expectations. John is very thorough and
professional, we would hire him again, and proudly reccommend him to my friends and families.

Overall it went very well. He took about 3.5 to 4 hrs on 2300 sq feet. When repairs were made to the property, he came back to reinspect. Our realtor was quite pleased and is recommending him further.

Due to health issues we found ourselves requiring a home inspection pronto.  John kindly agreed to do it on Sunday.  Our realtor was present and she was very impressed as were we.  He was very thorough and professional but not stuffy. He has a nice personality and is able to handle customers of diverse dispositions (we had four family members present).  Upon completion of the inspection he gave us a summary on his laptop complete with photos.  He later sent us an email that we were able to download to cd. We were charged a little more because of the plenum chamber and this was made clear to us prior to the inspection.  Thank you John.

I have lived in this house for almost 20 years and have not done any Major repairs so it is about time to see how it was holding up. I searched Angie's List for a good Home Inspector and Mr. Costa was at the top of the list. I called him and set up and appointment. He was on time and ready to go when he got here. His inspection started on the outside of the house and was thorough. He inspected the roof, attic, inside rooms, and under the house.  His written report was delayed due to an unforeseen situation but when received it was complete and detailed.  I have no intention of selling the house anytime soon but these are areas that needed attention.  I am taking actions to remedy the problems Mr. Costa pointed out and the contractor I have hired confirms his observations. I would use his services again.

We were very happy with Jim very professional. Did his job well, explained his findings in detail. All safety details were explained and pointed out so we could address them quickly.

I found John right here on Angie's List and gave him a call, he called me back immediately.  We set up a day/time for the inspection to take place, he was punctual and professional.  He started by asking the home owners a few questions and asking us what we would if there were any areas of concern that we really wanted him to focus on more than the rest.  When we told him no, we just want a thorough inspection, he was eager and started right away.  He started on the outside of the home and worked the grounds, checked all the electric and valves.  He made sure to note the grading of the property for water flow and turned on the pool pump to check how it was functioning.  He then moved up onto the roof of the house and walked the entire roof and checked the AC unit.  Once inside he starts from the front door and works around the house in a clockwise motion being sure to inspect everything.  Once the inside was completed, he moved into the attic area and check the installation, duct work and air flow.  When everything was done, he sat us down and gave us a visual of his inspection along with his recommendations of repairs.  The next day he sent us the report he created for the property, along with a copy of all the pictures he took while doing the inspection.  The pictures are what put him over the top as he not only explains where the issue is, but gives you a picture of everything he finds good or bad and it is very helpful later.

John showed up on time as promised and went right to work after answering questions about items we noticed and areas of concern prior to his inspection.
Initially he had a very professional demeanor but after interacting with him for 2-3 hours he was extremely personable, friendly and ( most importantly) honest. He actually impressed our realtor who, by the way, is one of the top senior realtors at Guarantee Real Estate. 
After his inspection he gave us all of his contact information in case we had other questions or concerns. His report was timely, professional and complete. 
If we could rate him higher than an A in every category we wouldn't hesitate a second!  We're EXTREMELY fortunate to have found him on Angies List and highly recommend him for home inspections!

John and I spoke over the phone several times before he came out to the home to perform the inspection. He was very easy to get in touch with and prompt about returning any messages that I needed to leave him on his cell phone. It was very nice that he was able to perform the inspection on the weekend. That made it convenient for me because I didn't need to take time off work as well. He gave me a fair estimate before starting the job and at the end of the day that was his exact price... so very true to his word. He came out to inspect the home on a Sunday. He was just about 5 mins late and that's absolutely the only reason he didn't receive an A for promptness. He spend just about 2 1/2 hours performing the inspection on a 2300 sq ft home. I was allowed to follow him through parts of the inspection process and he taught me more about the home as we went through the process. Also, he caught several minor and easily repairable safety hazards that the Seller has already agreed to repair before Escrow closes. He carefully photo documented all areas of the home for my records. These areas included all rooms, the outdoors, and the roof as well. After the process, he took several days to prepare a detailed report and then we met for coffee some time in the middle of the week. At our meeting which was about 1 hour long, he went into further detail about the home inspection...... we went over the home pictures and recommendations for repair. Overall, being a first time homebuyer, its a very stressful experience.... and John did a great job making me feel comfortable and confident about the quality of the home I'm purchasing.

He does a really good job. He makes a binder up and it's very professional. He even dropped it off at our house because he was in the area! His price is determined by the square footage of a home as well as the age of the home. There are a lot of variables in his pricing. Compared to others we have used we feel his price is reasonable if not less!
