20/20 Advanced Property & Mold Inspections

Mike Cantor (20/20 Advanced Property & Mold Inspection) was referred to us by a family member when we recently brought a home. He is the absolute best, most thorough, and professional inspector we have worked with. Mike responded immediately when we contacted him for a home inspection that we wanted done ASAP because of our short escrow time. We were able to set up the inspection in the same week. Mike arrived early on the date of inspection around 8:45 am (start time was 9:00 am). He requested about 7 hours to perform the inspection which caught the owner and realtor both by surprised as most home inspector only gave a cursory 3 hours inspection. Mike was meticulous in his inspection and took time to points out many aspects of the house's construction, remodeling, and reconstruction that we were unaware of. He was extremely detailed in his inspection and documentation with videos, still photos, and even drones (to inspect the roof). Mike was still going strong around the 7th hours which irked the seller/ realtor but was extremely favorable and reassuring to us when we are making such a large purschase/ investment. Mike is a little bit more expensive than your run of the mills home inspector but he is worth every pennies and more. He ended up discovering multiple issues with our house that were not apparent to us on our examinations. We ended up negotiating with the owner to reduce the sale price by $40,000. Mike continued to help us with recommendations after the completion of the inspection on vendors (termite, landscaper, roofer, etc) who he felt were reliable. We can honestly say that Mike Cantor truly loves his work and he is the only inspector we are going to use or recommend going forward. Can't thank you enough Mike.

Michael Cantor came by and inspected our house. He is very knowledgable and personable. He took the time to explain where possible mold was in our home and point out trouble areas while suggesting solutions. He also gave a detailed report with pictures. He loves his job and it shows. Mike was right on time, both times, and did the testing in a speedy and comprehensive manner. The initial testing he went above and beyond and identified several issues that need to be addressed that had nothing to do with the mold at all. I would use him again, and recommend him without hesitation.

The house Mike just inspected is the 2nd house he's done for me. Based on what he found I'm having more detailed roof and fireplace inspections done before making a revised offer. He also discovered expensive problem areas in the surrounding pool area. While I had planned on paying for a replaster of the pool I now know there's going to be additional cost for the cracked concrete around the pool area. If the deal falls through I will be calling Mike again for the next house I hope to buy. I'd also like to add that I'm in a reduced 12 day inspection period for this house. Mike was able to get out there the 4th day and told me he'd finish the report as soon as possible. I was emailed the report at 1:30am the next morning. Great job Mike!

The inspection took just over 3 hours for a 1900 square foot property. Mike used a computer for entering information and he brought an assistant. 20/20 was on time and very thorough! I was able to be at the entire inspection and Mike spoke of problem areas when discovered. A high quality inspection report with mulitiple pictures was emailed to us within 48 hours. The report was very easy to read and used an acceptable/marginal/defective scale for clearly indicating importance. Pictures with problem areas were circled in red and were very useful. Red font was used for writing recommendations on all defective areas and noted very professionally. Marginal areas of concern were noted in blue font. Mike made us fully aware of all possible problems with the purchase of this home and we thank him for his knowledge and for being truthful with his assessment!

We had our appointment scheduled for two days after we reached out to Michael. He arrived promptly at the property to begin the inspection and about an hour or so an assistant came to help with the inspection. The inspectors were here from 9 AM till 3:30 PM and performed a very thorough job. It took two days for the full report to be received and it was full with valid information that we can now work off of. They were friendly, reliable and very trustworthy. Any questions we had were answered on the day or in the report. If we needed further inspections we would definitely hire again!

Mike was very professional, knowledgeable, thorough and explained everything in great detail. We followed him around for 3+ hours while he went over our perspective house with a fine-tooth comb. His report was very clear and thorough. He has great knowledge in inspecting homes. Worth every penny.

Michael did an incredibly thorough job and worked extremely hard to make sure we, the home buyers, really understood his findings. I don't think its possible to find an inspector who could do a better job; we needed an inspection on an old and interesting home and Michael went over every corner with a fine tooth comb. The report was very long, but still completely understandable and was full of pictures, diagrams, and clear explanations of every issue. I am a Realtor and contacted this company to provide mold inspection for one of my listings. Michael Cantor was very responsive and provided excellent service and communication throughout the process. This company's pricing is a great value for the service provided. I would highly recommend him and his company!

Michael was amazing.  He was available when I needed critical questions answered and sometimes it was after hours and I was able to count on him.  He was very thorough during inspection and even gave me advise on items I should correct in the home to avoid possible water damage and preventive measures I could take against possible water hazards.  Overall very satisfied with his service.

The inspection is great, and Mike did his work. He did over and above what he needed to do! He told us things to do to avoid mold in the future, which is very helpful. He finishes his report within a week. We will use his services again.

This guy is so thorough that I will contact him for any property that I will purchase for inspection, but I don't want him to inspect my house if I sell.  He finds EVERYTHING! This guy is so complete and explains everything you need to know about any possible repairs and additional possible damage.

The pre-purchase inspection meant well.  A complete report was provided. In addition, all issues within the report were explained by our inspector, during the process.  Was very helpful and much appreciated.

5-star plus!  Michael was as professional and as thorough as they come.  In hiring a home inspector, you want somebody who will leave no stone unturned, and Michael exceeded in inspecting every square inch of the unit I was seeking to purchase.  

Michael was great at getting the final report into my hands (he did the inspection on Friday and I had the report on Monday), and it was extremely detailed.  It helped me negotiate a better price on the unit that I was seeking to purchase.  Additionally, when I had follow up questions for him a few weeks after the inspection, he responded immediately.  

Lastly, Michael was very personable.  He made the process of inspecting a home a fun one.

Michael Cantor, the home inspector,  was great to work with. He was easy to contact for scheduling, prompt for our appointment, and very thorough.  As an inspector he is very knowledgeable and professional. He even came back out to inspect an A/C condenser that wasn't accessible during the original inspection. We received the report very quickly too.

We have used Michael Cantor at  20/20 Home Inspections twice. We did not buy the first home that was inspected, but we did purchase the second home.

 

An inspection by 20/20 is THOROUGH. 

The dictionary defines thorough as:

Complete with regard to every detail; not superficial or partial.

Performed or written with great care and completeness.

Taking pains to do something carefully and completely.

 

This is what you will get with their home inspection service. 

I could not be more pleased with their service. Do not expect a two or three hour inspection for your hard earned cash. If I remember correctly, our last inspection of a 68 year old house took six hours, and it was worth it. That was six hours of constant work, no lollygagging or excessive break times for chit chat. 

Michael was generous with his description of areas of concern, shared past experience as a guideline of what we may expect from a specific condition if left unresolved, professional, friendly and acted as a realtor mentioned, "he acted as if he had a high level of standard to uphold".

We received his comprehensive report in one day. Included were many photos, allowing us to go back later to accurately revisit areas of concern.

The report that was provided is a valuable document for us as homeowners to be aware of and track potential problem areas, undoubtedly saving us from more expensive repairs down the road. We didn't feel that the report was to be used as a tool to extract concessions from the seller, it is a tool to gain a very complete understanding of the condition of your potential home and investment.

If someone owned their home for a long time, I could see them using this service to check up on the their house. Kind of like giving your house a "physical examination" like you would do for yourself or your family.

If you hadn't guessed by now, I strongly recommend 20/20 Home Inspections.

Mike is super thorough and meticulous. If you really want to know ALL the possible issues with the property he will likely find it. Also, he went the extra mile checking with some of his contractor contacts about some of the issues and possible costs for repair.

Mike is incredibly thorough, humble, honest, and very
knowledgeable about every aspect of a home.
He is friendly, approachable, and very, very, very, thorough. He did not leave one square inch of the
property uninspected. Mike gave us
plenty of information regarding the integrity of to make an informed decision.
My wife and I were looking for someone who could honestly, knowledgably,
and thoroughly inspect a property we already had some concerns about. We did not want someone to do a ‘quick once
over’, but an inspector who could spend the necessary time to detail all of the
problems and potential problems so we could go into a purchase with our eyes
wide open. He did an amazing job. I am writing this review so other potential
home buyers will benefit from his great work and expertise.
For example, while Mike was doing his inspection, another contractor was
inspecting the roof. After the roofing
contractor completed his inspection Mike brought to my attention serious roofing
problems the roofing contractor missed! I cannot emphasize enough how thoroughly
he inspected the property. Mike, thank
you for doing such a great job; you saved us from some serious headaches down
the line!

Mike Cantor, the owner, inspected a home that we wanted to purchase. I told him that I was looking for an inspector that isn't afraid to be very critical of the home and to be very thorough. He met and exceeded my expectations. He scheduled me a couple of days after my initial call. He had arrived at the home before I was able to get there but gained access from the real estate agent. He spent nearly 4 hours reviewing the home with his assistant. It is a ranch home on a raised foundations so they both crawled under the house; looked in the attic, and reviewed the property including the adjacent properties. He checked everything. Too much to list but he definitely was thorough. A couple of days later he sent me a pdf of the inspection. I was able to use his findings to have the sellers make repairs to the hot water heater, the furnace, and the dryer vent hose. For all other repairs, I now have an extensive checklist of "to-do's" once we move in. He followed up with a phone call a couple of weeks later just to see if I had any questions. I would definitely use him again. If you are buying a property, Mike would be a good inspector to have on your side. By the way, he is extremely knowledgeable of the codes and how things should be constructed.
