We have a yearly contract with them that renews April 1. The main downside is the water level is drawn down in the winter so that when the snowmelt starts it rises in the summer. Right now there is almost no water in the lake because there has been a lot of snow so you have to pull your boat out of the water until the water rises. The lake we are on is not really a good lake for boats. If you pull your boat out you still have to pay for having the boat in the water because there are no refunds. You never know when the level will drop and you will have to pull your boat out. You have to leave your trailer there in case you have to pull your boat out so you have to have a place to leave your trailer. When your boat is out of the water they do give you a parking place. They basically are the only game in town unless you want to launch you boat each time you go out. Even though I am not happy with it I understand why they do it.
