The Lunt Marymor Company

About us

Bringing together over sixty years of plumbing and hydronic heating experience, Jim Lunt and Leigh Marymor merged to form The Lunt Marymor Co., Inc. Our merger brought together two long established companies each well regarded in their fields. Our company has been able to build on the strong set of skills our former companies had and provide a complete set of piping services to our Clients. Our staff is experienced, well trained and professional. Since 1999, we have completed a wide range of successful design/build plumbing, hydronic heating and fire sprinkler projects throughout the greater bay area for homeowners, contractors and property managers. Our Service Department provides short-notice assistance in taking care of all types of repairs and small projects. Our office and shop is centrally located in Emeryville. The Lunt Marymor Family consists of 20 members, we do not use sub-contractors for any of our work, Our License number is 764839, and we carry California State Contractors Licenses: C4 (boiler), C16 (fire sprinklers) & C36 (plumbing). We are a Diamond Certified Company, recommended by the Good Service Guide, Member of the Elite Trade Alliance, Certified Professional by the U.S. Green Building Council, Certified Designer and Installer by the Radiant Panel Association. Fair Pricing Policy: We've built our reputation on high quality work and a fair pricing policy. We regularly check the marketplace to ensure our prices are competitive. Materials are charged at the Modern Wholesale List price. This is an industry standard publication that is used by most Plumbing Contractors. Our minimum service charge is 1 hour. Fixed Quote: Some scopes of work are appropriate for fixed price quotations. These projects are priced by the job, not by the hour. Price quotes are given prior to work proceeding and are agreed to by Owner in writing. Billing: We invoice for our services by mail. The plumber showed up 15 min early because he was free (I was not, but made time).

He informed me he wouldn't be doing any work that day, but he would at least give me an estimate of the costs. Fine. I showed him what we needed. After about 30 minutes, he left and said he'd send me an estimate.

I heard nothing from Lunt for over a week and finally gave up on them. I got another plumber in the meantime -- one who actually does work.

A woman from Lunt finally called me (over a week later) asking where to send the estimate. I informed her that was too late for an estimate. I'd already found someone else to do the work.

She said, "Well, we'll need to charge you anyway."

I said, "For what? Your guy did no work."

"There's a one hour minimum. You agreed to this up front."

"And you agreed to send someone to do the work I needed. You didn't meet your obligations or inform me you'd only be giving me an estimate, or that I had to pay for said estimate. I would have told you 'no thanks' on the phone and saved you the trip. So I think you should drop any fees related to this case."

She responded unprofessionally, in the end hanging up on me instead of resolving the situation.

I can't even give them points for punctuality because they were a week late in providing a basic estimate. No thanks. Would not call again.

It was pretty negative. The technician arrived and was confronted with a situation that he didn't understand. He didn't seek help from other people in his company. I wound up fixing the problem myself. It was just a number of cascading issues that the technician could not recognize. They performed adequately, but they did not understand the underlying failure that they were called to address. The technician came, thought that he had fixed the problem. He never started up the boiler to see if it was operating properly and left for another job. When I called back they blamed me for the problem.

Response from The Lunt Marymor Company

"Dear (Member name removed), Please accept a most sincere apology for the experience you had with us. As a company, it is our intention to deliver the highest quality products and services, and I sincerely regret that we did not perform in a way that delivered those results. We thank you for sharing your experieince with us; it gives us the opportunity to reflect and implement better ways of serving our Clients so that instances like these do not occur again in future. Because of the inconveniences you endured, you were not charged for any of the work performed at your home and we hope that is taken as goodwill. Kindest Regards, Araceli Espinoza - Service Manager"

I called to get a radiant heating quote for a new house and I was forwarded to a person's VM to spec out a system.  Someone called me the next day saying he was Jim and asked if I called him.  He didn't say where he was from and was very short with me.  He said if I'm not looking for him then he has other things to do.  He was being very short with me and made me feel like I was taking up his time.  I didn't recall calling a Jim so I said goodbye and he was happy to hang up.  I found out later that he is one of the owners of this company.  Needless to say I will take my business elsewhere.
Response from The Lunt Marymor Company

"Mea culpa! Well, all good intentions do not go unpunished. To the reviewer who recently felt he was not well taken care of and that my communication was not clear or helpful, I offer my sincere apologies. I tend to be blunt in my communications. To me, this is solving problems quickly and expeditiously. Clearly, I was quick and expeditious but not very helpful, as you rightly pointed out. Please give us another chance. Our problem solving skills and expertise, as a team here at Lunt Marymor, far outweigh my most recent communication with you. Sincerely, Jim Lunt Principal"

I really was disappoint with these guys. They came over and did not solve the problem after replacing the entire water valve system. it seemed like the change that they made in the system caused them that fail. They left me with a worst problem. My system that was functioning is no longer functioning at all. I will never use them again, and cannot recommend them. Overall, I am grading them a F.

They do very good work, they are first rate but they are expensive.  They are one of the very best plumbing contractors in the area here.  In fact they do big jobs, they tend to higher end so if people are looking to them for a good job they will do a good job, they are highly reputable but they are expensive, I mean they are not the cheapest guy.  In fact I was at the plumbing supply place the other day and they are on the short list of top contractors and they are still well thought of.  I have had Mr. Marymor in his younger days come by and do some work on a sink but that was a long time ago and they are still good and well thought of.

Took two trips but very well done and very responsive.
Response from The Lunt Marymor Company

"Dear Client, Thank you so much for taking the time to share your experience with us, we truly appreciate your input! The repair did ultimately take two trips as there was a heavy snake needed to clear the blockage and the weight was more than one Plumber could safely bare when going up stairs; thus necessitating that a second trip be made with two Plumbers. I am so happy that we were able to take care of your plumbing issues in a timely manner; please do not hesitate to contact us if we can be of assistance with anything further. Kindest Regards, Araceli Espinoza Service Manager"

My 1945 toilet was "running";  when I opened the tank, I discovered that the water valve was continuously spraying a small mist. I know homeowners can repair this relatively minor problem, but I am elderly and my husband had been working a 9 day shift.  I decided to call a plumber to save him the time and hassle.  I read Angies reviews and was delighted with what I read.  Unfortunately, my experience wasn't the same.  As instructed, I left a repair request on Lunt Marymor's website on Monday nite.  By 9:15 Tuesday, I still hadn't heard back so left a telephone message.  It was after 11:00 when I finally reached the office staff to make an appointment for the next morning.  Not bad, but not great responsiveness just to make an appointment.  The plumber arrived promptly and got to work immediately.  He replaced the valve and the flapper in under 30 minutes.  He also said he loosened the handle that controls the flapper ball.  He offered to replace the washers in my bath faucets to make up the hourly minimum. He did and they worked well.   He tested the toilet and left.  Three hours later the problems began. Since then when we flush the toilet, the flapper ball does not seat properly; in fact, it catches on the rim of the hole allowing all water entering the tank to drain into the bowl and down the drain.  This problem continued the next day so I left another e-mail message.  The staff called promptly  Friday morning. That Friday, neither of us would be home to wait for a second visit by the same plumber. By then, my husband was also extremely upset that such a simple replacement had not been done correctly the first time; he had no confidence in the plumber's abilities and feared endless visits and additional costs. Saturday morning, my husband removed the tank top and discovered that the plumber had failed to tread the rod attaching the flapper ball to the chain mechanism attached to the handle  through the hole in the plastic guide. That guide is designed to keep the flapper ball in line with the hole.  The plumber also failed to readjust the angle and the height of the plastic guide.  He could tell that the guide had been moved because of scratches on that pipe.  Because the flapper ball was not properly threaded thru the guide, it floated freely around the tank as it filled and eventually caught on the hole's rim.  This lack of attention to detail caused us to waste a great deal of water, a fact that will be reflected on our EBMUD bill!

"I am sorry to learn that your experience was less than stellar, and sincerely appreciate you taking the time to review us. Your words provide us with an opportunity to learn how to be better at what we do. On that note, I wanted to offer some clarification on a few of the points you made: - You mention being charged +/-$200, however, we have yet to bill you. As a matter of policy, we do not invoice the work until our Clients are entirely satisfied, and since you are not, you will not be receiving a bill from us. - My sincerest apologies if we were unable to respond to you before 11am the day of your initial request. We always respond to website or voice mail requests within the next business day. Depending on the nature of the requests, we find ourselves in the need to prioritize, and we contact the Clients with plumbing emergencies first. Regardless of this prioritizing, we always contact our Clients back. Always. - I am very sorry to hear that your toilet was not repaired to your satisfaction and it was due to a Technician oversight that could have been prevented. I am glad that your husband was able to troubleshoot it, and I will definitely have a conversation with all of my Technicians to avoid this situation in the future. Vintage toilets can be tricky to repair, and please know that we were ready to schedule a follow-up call -at no charge to you- to take care of the problem. Client satisfaction is our main priority and I would love to erase that bad experience from your memory. Please know that you are always welcome to contact me personally with additional comments, or any questions you may have. Again, thanks for providing us with an opportunity to become a better Team! Angie McLane Service Manager"

David investigated what I believed to be a radiant heat leak in the second floor.  It turned out it was a plumbing issue.  He replaced the piece that was leaking and I was good to go.

Splendid experience. Plumber arrived early from across the Bay and was swift footed and quick to diagnose the problem after listening to my rather lengthy tale. Changed out the suspect part, did a test of the system, received my approval, and was quick to clean up and continue onto his next journey. Attentive without wasting time. Was Super pleased to hear that the company uses a GPS Guided Time Keeping System. Couldn't think of anything better. Brilliant in fact.

We have used Lunt Marymor before. The plumber was pretty knowledgeable and helpful. He looked around the house for more leaks. It was a nice service. I thought he went a little bit out of his way to help us. He did some research on the litigation of the brand of pipes we had.

THE LUNT MARYMOR COMPANY - Plumbing

The Lunt Marymor Company, their master plumber was absolutely astonishing, but the office was difficult. They re-pipe the whole house with copper pipe, re-worked tub waste, water closet installation, replaced a 40 gallon water heater with permit and inspection and installed a total drake toilet. The master plumber, was outstanding, helped us with decisions, his work was excellent and professionalism, he helped us with the office manager getting things we needed.
Response from The Lunt Marymor Company

"Thank you so much for taking the time to review our company. Thank you for speaking so highly about Stephen, the Master Plumber in charge of your project, I will be sure to share your comments with him. I regret to hear that your experience with our office staff was less than stellar; it is our intention to provide excellent service to each and every Client, so please accept my sincerest apologies. I personally welcome any further feedback, so we can better understand what we could have done differently. Please do not hesitate to contact me at your convenience. THE PLUMBER WAS THERE RIGHT ON TIME. HE WAS PROFESSIONAL AND COURTEOUS. I WALKED HIM THROUGH WHAT I WANTED HIM TO DO. HE REPEATED BACK TO ENSURE HE UNDERSTOOD EVERYTHING CORRECTLY. RE-INSTALLING THE WATER TOOK LONGER THAN ESTIMATED DUE TO THE WASTE LINE AT THE WALL WAS TOO HIGH TO PROPERLY ATTACH THE SINK AND DISPOSAL. BEFORE HE CONTINUED WITH THE WORK, HE DISCUSSED THIS WITH ME SO I WAS FULLY AWARE OF THE SITUATION.
