This job probably would have gone much smoother if the contractor had been at the job site regularly. One man was very competent, but the help hired needed lots of supervision. And since the dryrot portion was time and materials, I was very frustrated, workers were late, talked on their cell phones, and were not efficient. The contractor's response when I told him I thought he was going to be on the job site was, "I never said I would." He relied on daily conversations with the main carpenter. This might have worked had better workers been hired. After 4 months, a second competent carpenter was higher for a short time and that went well. I think the stucco sub-contractor did a good job but they were messy. The sheetrock sub-contractor took a long time patching, often missing spots and returning. The tile sub-contractor did not lay the hand-made tile very well so I have a constant reminder on his work. The painter did an pretty good job (the stucco is very rough).
