The next day, I called Juan to schedule the repair only, and that I would have to wait a few months to do the garage. He was fine with that, and we scheduled the repair for a few days later. Juan then called me the day before to remind me of the time.
On the day of the repair, Juan and his men arrived right on time. They got to work and were finished in about four hours, a little ahead of schedule. They were extremely courteous and professional, and even cleaned up the dust and debris left on my front porch. The repairs look great; I would definitely recommend them and will call Juan again when I am ready to re-roof my garage.
The day the work was done Mr. Estrada was not on site to supervise his workers. As they were cleaning up I noticed an 8 foot section of flashing that seemed to be loose. I used my index finger to tug on it a bit, and the whole 8 foot section dropped off the roof. When one of the men went back up to the roof to fix this, I pointed out to him piece of flashing around an external pipe that seemed to be unfinished as well. The worker put a nail into it and waked away without covering it in any way. The repaired roof was never tested by the crew.
I called Mr. Estrada and asked him to come inspect the job which he did later that afternoon. After making sure the first flashing was secure, and putting some mastic on the nail that the worker had put in the second flashing, Mr. Estrada assured me several times that his men, "...have been doing this for 20 years and know what they are doing". He also assured me several times that the job was guaranteed for 10 years so if anything did go wrong he would fix it at no charge.
When the rain came in December the roof that had been 'repaired' leaked in 4 places. I called Mr. Estrada and left a message on voice mail about the leaks. He did not return my call. I emailed him several weeks later, in January when we got more rain, and he called, then agreed to meet me at the house to inspect the roof.
Mr. Estrada looked around in the house, then on the roof and now said that the leak was actually coming from a valley in the roof that was not on the section he repaired, also that there was a 'new' vent on the roof (trying to say that something had been installed in the roof after his company had done their job), and that he would need an additional $500 to do the job right.
Nobody else had been on that roof since he was up there, so no, nothing 'new' had been installed that was now leaking. I have images of his crew doing the work with the vent in question clearly in place. As to why I should put up more money to finish a job that had a "10 year guarantee" , he had no answer. When pressed, he said he would do the additional work for $475 but no lower. I said, "If I agree to that amount I expect you (Mr. Estrada) to be here to supervise the job being done". His response was, "I can't do business that way... you can't expect me to be on site for every job..... my men have over 20 years of experience and they know what they are doing." But the roof still leaks.
When a roofer, or other contractor give you a 10 year guarantee, that means, to me, that I won't have to worry about that problem again for at least 10 years, or I expect that contractor to fix the problem at no extra cost. The roof still leaks. Mr. Estrada won't fix it unless I pay him more. His 10 year guarantee, is worthless.
Further, the fact that Mr. Estrada won't take steps to personally supervise a job gone wrong by a company with his name on it shows me that he does not really care about this job.... or maybe any other job.
The roof still leaks. We won't be calling him again, or recommend his roof work.
At this point I would highly recommend this firm!
The replacement of ceiling joists caused some damage to the stucco and there was no procedures to patch the damage. I requested that caulking be used to fill in the holes but the results were unsatisfactory.
The painting that was done left several drops of paint around the perimeter of the house. When this was mentioned, I was told that they were not painters. My clean-up resulted in several paving stones being discolored.
I noticed that the workers tapped into the power line on the roof. I mentioned this to Mr. Estrada and was told that they should not be doing this. I recently had some work done on this part of the power line and will probably have to call the electrical company to ensure that all is okay.
The final bill did not itemize the costs of replacing the rafter boards but ended up within $25 of the quoted price prior to the discount.
estimate. His was the 3rd I had gotten so I knew more or less what to look for. It was all there, and for thousands less than other companies had estimated. Since I am on summer vacation, I asked if he could start right away and he agreed. Monday morning he was here right on time, and his guys got started immediately. All week they were punctual and working hard the entire time they were at my house. At the end of the day, the large piles of debris and dust were cleaned up and hauled away so it made the experience much more pleasant than it could have been. I needed to coordinate the work with a plumbing job that could only be done with the roof off and he was very accommodating and helpful to the plumber when he arrived. A small issue came up with the installation of my skylight during the reroofing which hadn?t been anticipated and he gave me a couple very fairly priced options to deal with it. Once they started construction, I also decided that I wanted them to add a solar tube in my kitchen for more natural light and he offered me a fair price for that work as well. I am THRILLED with the solar tube. I walk in my kitchen every morning and I do not need to turn on the light as the room is filled with natural light. Overall, I can say that he is a trustworthy, honest, and hard-working man with a great crew. I am so grateful to have found him on Angie?s List and will recommend him to anyone who needs roofing done at their house. Thank you JC Estrada Roofing! I love the updated look of my house and will feel very comfortable once the rainy season comes.
