Ivan Rivas completed an outdoor multi-story decking project on my residence with a built-in custom hot tub. His team also painted the exterior of our property. The painting and construction phase of the project took place over several months, from July 2022 to November 2022. During this time, we had the opportunity to work with several of Ivans crew members. He has talented tradesmen who performed well, were conscientious, and were easy to work with. As might be expected, the project took longer and cost more than initially planned for many reasons. Some were my fault others were related to management and resources. Our initial plans could have been better; errors were discovered in the middle of the project that contributed to delays and overages. Material shortages and shipping delays also contributed. The latter part of the project could have used more oversight. As with many projects of this size, other items that needed to be addressed were discovered. Especially with a 100-year-old house. Lessons learned. Have your contractor review in detail your diagrams and plans before finalizing. I also suggest Ivan provide more project management and on-site monitoring to identify issues and discuss resolutions more efficiently. I recommend regular budget and progress review meetings for projects of this size. There were several change orders. During the painting process, it was discovered that there was missing flashing on the windows at the back of my house, but Ivan and I were able to negotiate a fair resolution along the way. All that being said, I would hire him again for future work.

On south & west sides (1100 sf), complete stucco plaster removal & replacement, termite & woodrot repairs, some framing & structural work, removal & replacement of exterior sheathing, new ext wall insulation, replace outdated electrical wiring. Worked continuously start to finish in 2 months. A little light on the documentation, so need to be explicit on scope of work & add costs on paper. Great value & good workers.

I had a leak that was ruining my garage and could not figure it out. Ivan was able to figure it out and not only fix it but fixed it quickly. I recommend him 100%.

Ivan and his team did an excellent job, encompassing many projects including exterior paint and sealing the roof after heavy rains, sealing windows, a beautiful paint job of our entire building, as well as minor electrical repairs and beautiful tilework in the bathroom. As is the case with any major home repair project, things were not always perfect but Ivan was extremely responsive and reliable and fixed whatever issues were not 100% completed. He is very reliable, will not leave you hanging. He is responsive to feedback and his team is comprised of very good and hard working individuals. Would definitelv hire him again for future projects.

First they remodeled my kitchen then they remodeled my bathroom then installed gutters. I had drywall outside and termites they took all the wood and we plastered everything.

Ivan repaired a leaking window for us, replaced some window frames with dry rot, replaced stucco, replaced a beam and a replaced interior plaster

I first found Ivan through HomeAdvisor and decided to let him do remodel for my two bathrooms (rip out old cabinets and countertops and sinks and install brand new equipment that we furnished). He did a great job, quality of work was really good. Ivan never asked for any money from me until the job was 75% complete, and even then he only asked for a small portion of the total amount. I was very happy with his customer relationship skills and the workers that work for him. He stands behind his work. I was happy enough that I hired Ivan again to do a small kitchen remodel (careful demo of kitchen countertops, removal of dishwasher, install new owner furnished quartz countertop and dishwasher). He is still working on the project as I type this review, but I know the job will be done properly. I highly recommend Ivan for any residential addition or remodel project of any kind.

Beware of Ivan Rivera Trillium*** Ivans work is dishonest and I 100% regret working with him. HDs LEGAL team is getting involved in a court case to make Ivan refund the wrong kitchen installation of the HD design. The washer machine was supposed to be flushed behind the cabinets in the original design, yet now it is protruding 5 inches outside the cabinets. The oven protrudes 6 inches outside of the cabinets and it turns on because it gets hits by people walking in hallway. Save your money. Go elsewhere please.

I had a very good experience with Ivan Rivera Rivas and his crew in rebuilding my deck. Ivan gave me a good price and his crew did a very good job in demoing and building the new deck within the time frame he said they would. They did quality work and cleaned up after themselves. I recommend Ivan and his crew, but as with any contractor, just make sure to make it clear everything you expect from the job from the beginning. This was not Ivan's fault, I didn't tell detail everything I expected with the work. Once I did, he was very accommodating and did the additional work after we agreed on the additional cost and did so in a timely fashion.

I got a new exterior on an old home in SF. I wanted a contractor that would not upsell me on everything, but would stay on track with my budget. I feel like I got that. They did important work that needed to be done. You might not get the smallest details, but you'll save money and get quality work.

Because our experience with Ivan was so incredibly horrible, I purposely waited 7 mos to post this review to ensure that it did not come across like a rant...yes, we were/are that angry and disappointed. I encourage anyone reading this to take the ALL of the negative reviews very seriously. We honestly felt like we did our due diligence before hiring Ivan by researching his reviews here, Yelp and on his website. As you will find also, there are a handful of negative reviews. Considering, we confronted Ivan on these prior to hiring him. He said those people were liars. He will tell you we are liars too, I assure you we are not...I wish I could post pictures and texts here, because I documented the whole terrible experience. But, considering Ivan had more positive reviews than negative we decided to hire him and we sure regret it! Ivan assigned two workers to our project and that is who we primarily dealt with. These guys were pleasant enough in the beginning, but after the mistakes started and we had to ask for corrections things changed, they because nasty. To give few examples, the water lines for the pedestal sink were 14 inches apart...this took 3 redos to fix. The cut for the medicine cabinet, 4 redos to get it right. The soap shelf in the shower, 2 redos to get it right. Electrical switch behind the cabinet. And this all transpired despite having a taped outline of the floor, pictures and rough layout with dimension posted on the wall, Oh my gosh, I could go on and on, but I think you get the point. Ivan was virtually missing action for the entire project. We would have to request that he stop by and give his workers direction. This was a constant battle with him and ultimately what lead to numerous mistakes that required them to redo their work. It also took Ivan numerous attempts to pass each of the city inspections, especially the electric. We are not actually sure how they fangled getting the sign off because we had issues and literally had to hire a new electrician to come back out and fix the problem. You can also not count on Ivan for a contractor discounts on any of the finishes, you are on your own and are paying full retail price. Secondly, he was less than helpful with ensuring we picked out the right fixtures to meet code and we ended up having to return a few things because he did not provide proactive information on what exactly was required. All in all, with all the mistakes and numerous attempts to pass inspections, the projected ended up taking twice as long as Ivan committed. Thanks for reading, we would not recommend Ivan!

Our initial project was a to-the-studs remodel of a bathroom. We were having trouble finding a contractor, and then we found Ivan on HomeAdvisor. He gave us a very reasonable proposal, got all the permits quickly, and started work within a week. Ivan was diligent and honest, and a real pleasure to work with. He was super responsive to text messages, his crew were incredibly nice and considerate, and they showed up every day until the work was done. The job included a new tile floor and walls, new piping, tub, vanity, toilet, a bit of electrical, and painting. The work was high quality, and Ivan pointed us to the best place to buy tile (Best Tile). We were so happy with the work that we had him replace the floor of our other bathroom as soon as they were done with the first. Both jobs were of very good quality and were completed for the exact amount he quoted up front (we had a couple change orders, and we agreed to those increases as they came up). I highly recommend Ivanâ an honest and straightforward contractor.

Ivan and his team were prompt, clean and respectful of our time and property. Ivan, his demolition, building and electrical and his clean up crew were all professional, prompt and reliable. We are extremely happy with the work they did and with our new deck. I would definitely recommend him!

Ivan was great. Very professional and did was he said he was going to do (a rare find). He has a good team, great communication and flexibility when we had a delay (found termites and needed to deal with that before completing the project.) Ivan and his team were extremely responsive when I needed something or changed my mind on materials. He's a rare find, it's always scary going into a project of unknowns and he helped shepherd me all the way though completion, while never looking to price inflate. Definitely recommend. My husband and I hired Ivan to remodel our kitchen. He was professional, knowledgeable and worked with our budget. He stayed in contact with us throughout the whole process. As in any remodel there were unexpected things come up but Ivan worked with us in a timely manner. His team are hard working and friendly. They even clean up after each job. The only caveat with his team is if you want it done a certain way you'll need to make sure you communicate it. Other than that, our kitchen is beautiful! We get compliments on it all the time. Even comments that it looks like a showroom. Thanks Trillium for turning our kitchen into our dream kitchen!
