Noble Real Estate was hired to manage my rental property which included screening tenents, rent property in a timely manner, and maintain the premises in a rent ready condition, along with provide monthly statements. Noble Real Estate was allowed to make repairs to the property not exceeding $500. Charges were deducted from the rent to cover the costs of improvements that did not constitute as repairs. Monthly statements were not provided on a regular basis. I was never informed on the condition of my property. As it turned out, the tenents wrecked my house and I found out from the neighbors. I questioned Jason about my landscaping being dead, and he said he would take care of it. He never did. Hundreds of dollars worth of palm trees and other tropical foilage were dead as well as the lawn. When the tenents vacated my property, they left the carpet ruined with oil stains and tears. Jason Gire refused to have the carpet replaced and only had it steam cleaned. This just made the stains worse and now I have mildew in the carpet because the carpet cleaners left the carpet soaking wet. The tenents also damaged the ceiling finish. Jason hired a painter to touch up the paint. He did, but it didn't come close to matching the surrounding color. In the end, I paid 6% of the rent as fees to Noble Real Estate and they let the tenents wreck my property. To add insult to injury, I had to pay out of my pocket hundreds of dollars to fix things that should not have needed to be fixed if Jason Gire and Noble Real Estate followed through with their conditions of the contract and enforced the conditions of their lease agreement with the tenents. Once the property was vacated, Jason claims to have hired carpet cleaners, painters, and a maid service to return my property to a condition suitable to rent. As mentioned, the carpet cleaners made the carpet worse, and there is no evidence that any landscaping had been done. The painters mismatched the color of the ceiling, and nothing was cleaned. I found new tenents on my own and directed them to Noble Real Estate to complete the lease agreement. Olympia Gire, of Noble real Estate, refused to let my tenents look at the property or sign any paperwork because the property was damaged and filthy. Instead, Jason and Olympia attempted to rent my property at a higher rate, but no one would consider renting my property due to the condition it was in. Phone calls and e-mails between my new tenents and Noble Real Estate went unreturned and finally, when contacted, Olympia gave my tenents the run around and treated my tenents in a rude and unprofessional manner. I terminated Noble Real Estate as my property manager due to their inability to conduct business in a professional manner and more specifically, because they let the condition of my property decline to the point where it could not be rented again and refused to restore my property to its previous condition.

Thank you for the opportunity to respond. The owner earned $18,490 in 11 months that the tenants lived in the property. I have photos of the property prior to delivering possession to the tenants he is referring to. The photos detail the condition of the proerty extensively. The owner has indicated that the carpet was approximately 4 years old and provided no receipts to support that allegation. The photos i have would indicate otherwise. Rental carpet has a life expectancy of 5 to 7 years. The tenants were active duty military husband and wife with good income and credit as well as a large security deposit which exceeded the rent amount. Since tenants pay their own water bill, and we are in a drought situation in Southern California it is not uncommon for tenants to water the lawn less than an owner would. Upon leaving the property, the tenants had the carpets cleaned utilizing a truck mounted steam cleaner as per our contract. They also had the yard cut, and removed all personal property and debris from the property as per our contract. For items beyond normal wear and tear, we spent $475 of the tenants deposit money restroing the property. It is our position that we acted according to the law, our conract and what is reasonable.
