The estimate we received was very detailed. It had a base price for the minimum recommendation, plus multiple upgrade options from which to choose. Don took the time to go over the entire estimate with us and helped us zero in on which upgrade(s) made the most sense for our situation - without making us feel pressured. We decided to include a full roof ventilation system, even though it added to the cost, because it made good sense to do so.
Don informed us, up front, what contingencies to expect (such as rotted sheathing and that our skylight might need to be replaced). Both turned out to be true, although there was minimal damage to the 75-year old redwood sheathing. When the job got going, Don was onsite every day making sure things went smoothly, and he was available by phone when we had questions.
Our new roof is absolutely gorgeous! Even the City Inspector was impressed. We are very happy with the fine job Williams Roofing Company did for us and highly recommend their services.
I received a quote of $1495 for the work to be performed, which included some minor edge and valley patching on the asphalt roof, nail down of all flashings, and installation of a sheet metal kick-out. I had no idea how long the work would take so assumed the quote was fair. Mistake #1: Failed to get additional quotes/proposals from other roofing companies..
The initial work performed by the roofing company workers only took about 4 hours total (2 workers x 2 hours). The follow up work, to be performed at a later date, required a sub-contractor complete a small (1'x1') stucco patch to finish off the kick-out. It took a few weeks to schedule the stucco company, which was longer than the job was supposed to take. It was not spelled out in the proposal that the stucco patch work was going to be performed by a sub-contractor for the roofing company. The stucco work needed to be done ASAP because the house was being painted at the time and the stucco needed time to dry before painting.
Once the stucco work was completed, I talked with the roofing company representative and complained about the overall proposed cost of the job since it had only taken about 7 hours total and had been quoted $1495 (that's about $213 per hour), which seemed very unreasonable to me. He said he would see what he could do for me and possibly adjust the bill accordingly.
I received the bill about a week later and was very surprised to see that the bill was for $2095, or $600 more that the original quote. I assumed that the cost of the stucco work had been inadvertently added on top of the total job cost, since $600 was the itemized stucco cost that was quoted but was included in the total proposed cost of $1495. The Representative apologized and said he would redo the bill and resend it right away. About three weeks past and I did not receive a bill. I called the Representative and he seemed surprised and apologized and said a revised bill would be sent. About two days later I received a revised bill for $2400. Of course, by now, I'm just dumbfounded - what happened to the original contract price of $1495 (and possibly even a better price since the original quote may have been a bit too high?). I called the Representative again, again he apologized and said I should just send in payment for the original price of $1495. I was tired and worn down by this point and just said, fine, and sent in the payment.
Later, another stucco person, who I trust, and my painters told me that the kick-out that was installed by the roofing company was too small since it only protruded from the stucco about 1/2and quot;, barely enough to divert the water away from the roofline and into the gutter.
Lesson learned - never again Williams Roofing.
