John Burns, owner, was very professional and thorough in submitting his bid for the dry rot work. Final bids were all over the place in scope of work and price, due to the necessity of removing old, metal siding and laminate flooring. Although John's bid was in the mid-range, he seemed to have the most thorough, even-handed assessment of the problem and the work needed, and felt secure about the siding issue. He and his crew began the work on time, a week later, and I was impressed from the beginning with his resourcefulness and committment to quality work. During the demo work, he removed several courses of wood laminate flooring in front of the door, but quickly saw it would not be easy to replace it properly. He immediately booted up lhis computer, found a specialist in laminate flooring who came out to give an estimate within three hours. The cost to professionally replace the flooring was $200, so John hired him on his own dime to come back at a later date and do it for him. The rest of the work was completed with John's constant attention to durability and long-term protection of under-the-house joists and all other framing members. The damage on the sides of the house turned out to be less severe than expected, so John reduced his bid price accordingly. I was pleased that he was very fair and showed that he wants to give as good as he gets. The crew did a great job of replacing the old siding and doing a lot of caulking to try to protect from future water leakage. Having working in the construction field for many years, I am very safety conscious, so I was appreciative that the crew was careful about tools and hazards. No sloppy, haphazard work habits! It is always a pleasure to work with a contractor who is smart, has a good attitude, and performs professionally. I would certainly hire Burns Construction again.
Description of Work: The contractor installing new front and back doors discovered severe termite-c aused dry rot around the front door frame. He also found water-caused rot on the south and north sides of the house. In getting several bids we saw that bidders were reluctant to take on the job because it was difficult to determine the actual extent of the dry rot in both locations and because it required removal of older, metal siding that might be impossible to replace if damaged, as well as wood laminated flooring adjacent to front door. We picked Burns Construction and John and his crew began at the front door. They removed several courses of laminate flooring, cut back drywall, removed damaged subfloor, rodent barrier, rim joists and other framing in the stem wall. On the south side of the house, they removed three courses of metal siding and removed and replaced damaged plywood, brushed and treated framing members that had minimal damage and replaced siding. Also custom-made a corner siding piece that was missing. On the north side, they removed two courses of siding and found no wood in need of replacement, but brushed and treated a couple of areas that had surface deterioration. Siding was replaced with no problem.,
