Real Property Management Westside

We found RPM Westside to manage our house in LA when we decided to relocate overseas. They had some good reviews on Yelp at the time, their prices seemed reasonable, and they seemed pretty organized especially in terms of how they were planning to find good tenants for us. Once we found tenants, there were a few issues w/the tenants, but we were able to work through these issues with RPM's help. AFter the initial issues, there were few problems with the house, mostly minor things that needed repairing w/the exception of the sewer main line getting clogged. They were relatively responsive in coordinating getting this fixed and we got it taken care of. One problem I believe we had is that we'd lived in the house for 7 years before renting it out, and we had a lot of our own repair people that we trusted. When we didn't have someone we'd used before, usually we used Angie's List to find repair-people. RPM said they had no problem with this arrangement, but I believe that over time, this was not what they wanted. My belief is that they make money using their own repair-people and since they weren't doing this for us, it was impacting their profit in managing our house. As time went on, they became less responsive. Our PM (property manager) would be slow to return emails and calls, sometimes more than a week would go by before we'd hear back from him. The tenants were experiencing the same problems. Then we were told by our PM that if he were to go to the property more than 2 times/month, we'd be charged extra. In the summer of 2012, we spent our vacation in LA and wanted to meet with our PM. Coincidentally(?) he was out of town at a conference when we wanted to meet with him. We were in LA for 3 weeks, but he couldn't schedule a time to go to the house during that time together with us, which I found pretty unbelievable. When we did a walkthrough of the house, we noticed some water damage and realized the roof needed repairing. I got estimates on fixing water damage inside the house, but couldn't get all the estimates I wanted for the roof repair, so I had to coordinate this after we left LA. This proved to be an almost impossible task as our PM was very flakey, and uncooperative, more than usual. He obviously had no interest in helping us with the house. Finally in the beginning of January, we received a terse email stating they were doing a "reorganization" and our property would no longer be managed by RPM Westside, but that rather than reassigning us to some other random property management company, they were simply terminating our contract. All calls to the RPM Westside office, PM's cell phone, and PM's email went unanswered when we asked for information. There has been no contact with the PM since we received our "termination letter". When we contacted the tenants directly they said "weird things were happening" and thought we were selling the house, as they received a letter from RPM Westside with a check for their initial deposit, but no other paperwork, or any explanation, just the check. Also their rent check for January had not been cashed. There is nobody except the PM to call for information, so I'm not sure what kind of operation they run. No "accounting" department, so "manager", no "supervisor" etc. We still have not received our rent proceeds for the current month and of course nobody answers our phone calls except for the receptionist, who knows nothing and can only offer to send us to the PM's voicemail (usually full so can't leave a message). No response to our email or to calls left on the PM's cell phone.
