Cantor Inspections is a private building and home inspection company. The owner Matt Cantor is the sole inspector and is a graduate of U.C. Berkeley's College of Environmental Design. Matt is a past president of the Golden Gate Chapter of the American Society of Home Inspectors and writes a weekly column that can be viewed at berkeleydailyplanet.com under the name "about the house". Matt has appeared in six episodes of HGTV's House Detective. Matt specialized in 100 year old houses, seismic issues, moisture intrusion issues and has inspected roughly 5000 houses over a 21 year career in building inspection. Matt sits on the board of Rebuilding Together (frmrly Christmas in April) and is a captain of the Open Door dinner at All Souls parish (where we feed Jumbalaya to roughly 140 visitors once a month) California General Contractor # 547445 HIC specialty

Great. Asked him to come in after the roof of a newly purchased house began to leak. Matt was very thorough and spent well over 3 hours looking through the house, attic and crawlspace. He was very informative and answered all of my questions with patience and detail. Since the inspection he has been forthcoming with recommendations for folks to fix the plumbing issues etc. He did miss one item on the written inspection that he had mentioned in person. When I reminded him he promptly added it to the inspection and resent the inspection within 2 days. I highly recommend him.

It was a pleasure working with Matt and I have no reservations in recommending him whatsoever. His actual pricing was in line with that estimated by our agent. The inspection took a little over 3 hours for the approx 1500 sq ft home. All questions were answered to my satisfaction and he was clearly willing to engage with as much technical detail as we desired. He clearly enjoys his work and he enjoys educating his clients. He will provide opinions, with justification, as requested. His inclination is to focus on clear and present dangers (as opposed to highly charged, but low likelihood risks). His recommendations are very practical with a strong bent on safety. In comparing his written report to that provided by the seller's inspector, Matt has clearly gone above and beyond what is required of his license. While both inspectors caught the standard laundry list of issues, Matt went ahead and reviewed items that the standard disclaimers clearly stated he wasn't responsible to review. These additional items were meaningful yet simple to resolve. This kind of value add not only further protects our family and our investment, but also gives us the peace of mind to truly enjoy our home purchase.

I followed him from start to finish. He talked as he worked and by the time he was done I had a very good idea of the major issues that needed to be addressed on this house. He verbally summarized the issues and answered questions we had. I learned so much from listening to Matt. As a result of the inspection we decided not to purchase the house. There were more problems then we were aware of and we didn't have the money to really address them. Using Matt was money well spent. I highly recommend him to anyone seriously interested in buying a house, especially and old one.

This was the second time my wife and I were in contract for a purchase, the first being a couple years ago. We were introduced to Matt at that time by our agent, Linda Elkin (Red Oak) and this time around, when she asked who we wanted for the inspection, we asked for Matt by name. Matt is incredibly thorough and knowledgeable. Most important, he does a fantastic job of explaining everything he sees and making sure we understand what we need to know. He started his inspection 3 hours before we got there, and then walked the house with us for the next three hours detailing and explaining everything he had found and answering every one of our questions. It may be strange to associate this with an inspection, but it was so *fun* -- Matt knows so much about all the details -- and knows all the latest codes and thinking and participates in various organizations and associations to keep current. Matt met every one of our questions with a wealth of knowledge, not only answering it directly, but including other subtleties to consider or contrasting methods of construction, all of it tailored to the specifics of what we were looking at. The result was that, both times we worked with Matt, my wife and I learned tremendous amounts...and we'll be better homeowners for it. Matt's 32-page report is wonderfully detailed, captures all the items we looked at during the inspection, and is basically a "User's Manual" for our house. His summary of "Primary Recommendations" at the end is basically a punchlist for all the safety and maintenance items we should be taking care of as we move in. As a practical matter, we also used his report, in conjuction with our structural engineer's report, to document a deficiency in the retrofit work that had previously been done, the result of which was that the seller agreed to pay some of our closing costs to compensate us for the cost to remedy the condition. Matt noticed the problem first and made sure we brought in a structural engineer, who then corroborated and provided further technical insight on the issue. Between both of their reports, we were able to thoroughly document the issue, which no doubt helped our case with the seller. Since his inspection and report submission, Matt has continued to go above-and-beyond, responding to my follow-on questions via email and giving good suggestions on how to remedy some of the report items inexpensively and reliably. I will definitely be consulting him further as we hire contractors or before I do any work myself, and I have no doubt that his advice will be as invaluable for success then as it has been up until now.

We hired Matt because he was recommended by our real estate agent. We were impressed with the thoroughness of his inspection and willingness to answer many questions we asked during and after the inspection. He carefully explained things to us and has provided referrals to us, as we begin to tackle some of the issues we need to deal with for our house.
