We have a 3-section modular home about 11 years old and a stick-built work shop. House is rubber stucco-like finish while workshop is actual stucco. House had numerous cracks where modular sections joined and around windows. The shop had several cracks needing repair in the stucco. In addition, the kitchen counter and sink area needed grouting repaired around the sink and the counter tiles.
Michael gave us a price for crack sealing and painting. We added the kitchen counter repairs and sealing the area between the screen room roof and the house as the job progressed.
We agreed on the original price and set a starting date for the work. He was unable to meet the starting date due to inclement weather, but as soon as the rain and wind stopped he and a helper started the work. They did a nice job sealing all the cracks in both buildings and the area where the screen room met the house. This area had leaked tons of water in every rain since we had the screen room built. He took pictures of the joint and showed us where the builder had not even tried to seal area. He did an excellent job of getting sealant down into the joint and smoothing it between the roof and the house wall. This area no longer leaks in the rain! (Good job, Michael!)
He applied the paint using a spray system. He was careful to mask off areas which should not be painted and did, what I believe to be, a nice, workman-like paint job.
The paint job looks nice, the crack sealing is evident as a different texture between the rough rubber stuccoplex and the smoother sealant, but that is to be expected.
The additional cost he wanted to the additional work - grouting and painting the storage shed - was less than $100 and quite within my expectations.
In all, I am very pleased with his work and would recommend him to friends.

Michael was terrific, though a bit more than we had bargained for price wise. He is out to get every penny he can. Understandable I guess. he did a terrific job in the back, was professional and during our conversation came to fix the dishwasher as well. The man knows his way around a hammer and screwdriver! Would use him again. Exterior painting, neat and complete.
