He agreed to give us money off but did not do so. He tried to change everything on the permit and refused to pay us for work that he agreed to take money off for.

If your looking for Quality and Pride in a contractors work this is not the person for you if you use him double triple check his contract ask for proof of the subs they are using licences and get a lien release for every buissness he purchses his supplies from (You are Liable if he dont pay them). If you read his reviews and his comments made to his neg feedback its always the customer want's everything for free or they have a drug or alcohol issue. Pay attention to detail and look underneath watch what your contractor does and stop it before it get covered up. We made a mistake and i am still fixing things a year later. First thing that went wrong was the main electrical panel was not properly looked at by ken or electrical contractor so there was the first added cost of $1400. It all went fine till I realized that the work performed by him personally and his kids was pretty shabby and he very seldom showed up until he decided to do the work him self instead which made workmanship worse . His idea to fix a pocket door was to pull the middle of the wall outward and in this process it cracked the corner's in turn it left walls bowed. On all hinge hung doors hinges were removed from door and frame and hinge pins removed and tossed into a pile not one hinge was marked or door so it would put back on same door it was taken off so needless to say not one door fit right he said all hinges were the same so why did the hinges sit outside of cutouts and most holes were stripped and had to be repaired. His web site said his focus is on detail and quality and his contract said daily supervision so many mistakes it is hard to list. Not one window in our new addition was centered of any wall the two above our bed have a 9 inch difference from outer walls, Our bed will not fit center because of these windows. We were to have a colored concrete floor but because he was not there when concrete was done the whole colored slab was ruined grid lines were 8" off trowel burns and white blotches so floor had to be tiled but we were still charged for grout and sealer ($1600 ) that was never put down because floor was deemed unrepairable the grout and sealer were seperate line items on the contract he claims its part of the floor it was but part of the colored concrete. Also he wanted to place tile against base molding which in my eyes should not have been put down until decision was made on floor. He got angry when we wanted base molding removed his answer was this is the way new construction is done so I removed, base moulding myself and to my surprise there were 7-8 nails in some areas no bigger then 1" plus i found cracked moulding that was covered with caulk and painted over One piece of base moulding 11' long had 39 nails and 90 % hit nothing. Toilet is not centered in toilet room hand towel ring fell off wall just hanging towel and what i found underneath was terrible four inserts in wall because bracket was installed wrong there was four anchors in a area of 1" 3 plastic and 1 metal worm anchor plus he used door screws instead of screws that were included with towel ring kit so drywall had to be repaired I had to put wood behind wall why should I give them a chance to repair this when it was not done proper or as he claims quality . In my laundry room I had bought a $300 sink in which he charged me to install when he did install he drilled holes in the exposed side to add a brace, 3 holes and one of them was a miss and used uphoulstry washers I had to repair and re mounted it myself. Small closet walls added but no studs in walls so 90% of shelving braces are stapled into sheetrock master closet had to be redone rails to hang clothes were bowed in center 1" also wall for shelves on one side was cut longer one side didnt match other was never repaired. As for drywall and paint ceiling had to have 9 holes for can light wireing repaired they were put in wrong places,( No supervision). Tape lines can be seen and hawk and trowel work was terrible places repaired by ken did not matching and wrong paint was used (no primer so paint didnt stick painter had to repair) we now have screw heads popping through in some places. My other side of house was never completed because of shoddy workmanship utility room had 2 walls and ceiling hawk and trowled other 2 were missed also light switch and junction box holes were cut too big 1/2" past the cover that fits over. Bedroom addition outlet holes were cut way too big and sloppy and mud was used for filling the 6"x 6" corners broken on drywall. The wall and ceiling drywall sheet that is suppose to meet at top of ceiling had 3/4" gap was filled with mud and taped over i expect to have problems in that area of cracking. The hawk and trowel was so poor and so much water was used to thin mud walls had to be re flowed in areas air bubbles everywhere amature work. Drywall contractor climbed out window and cracked frame on window so frame had to be fixed. Ken installed 3 doors in this room 2 were installed improperly he claimed it was my frames. What i dont understand was 2 hollow core doors one in the entry and one in small closet were put in and a heavy solid core door on larger closet? (was it something laying around his house?) I had to replace 2 of the doors and a friend installed them correctly. My friends comment was the person who did this does not know what he's doing and didnt want to pay a proffesional. As of this date all cauhlk around windows on inside have cracked around where the wall meets the window in the west side remodel. The bath room on west side was estameted and ken was given over $3000 as down payment for silestone to be installed the sub came out and measured and never returned and i think it was because of the work done by K&R it was terrible. and no money was returned. Ken was told 3-4 times plumbing had to be replaced but when it came down to it his comment was I didnt quote that. So he was going to hook up rotton plumbing that had been in house since 1947. Shower work was a total mess i started getting charged for crooked wall to be reapaired and all work done had to be removed because was not done properly shower pan had 3 screws holding it and no cement under it 1" to 1/2" gaps at base of walls densi board was cut wrong and installed wrong. I had asked him to use the sub that did drywall in other shower but he decided to use his son and look what i got. I had another contractor come in and all the work done by k&r had to be removed and new contractor found not one wall was not done correctly . Needless to say the east side he said was finished and was paid in full for was not finished and as of today is still not the stucco that was put on east side is now falling off within 9 months proper steps were not done correctly. My wife was dealing with all emails sent to ken and then the nasty and insulting emails started comming i had to take control my wife wanted him gone 2 months after he started but it was my fault i kept him on i made a large mistake. My wife contacted ROC and they would not answer her correctly just kept beating around the bush and city inspector was no help either and i do have a email with ken stating he is in good standing with ROC.. It is March 2014 ken was contacted in Jan as to stucco problem and as always excuses his reply was i will get my stucco guy out to look at wall have not heard or seen anybody . Just recently noticed water damage in storage room ceiling went to take can light out and found it was installed wrong with a 6" screw through top of can poturding into attic space about 2-3 inches the can was damaged beyond repair it had been hammered in and was covered by beauty ring can had to be replace and moved 6" to the side to clear the 2x4 they had cut to fit it in. I really thought i had found a good honest contractor we went and looked at some of his work but looking nice and quality underneath are two different things i also have pictures of all poor quality and damage work that was performed.I had to tell him he was not dealing with a home owner that was stupid i know what quality is . My final words Ken is the type of contractor who gives you alot of change orders with additional cost because he didnt include them in his contract even though it was discussed and clear from the beginning. We had to pay for alot of extras that should have been in the contract Not very professional. We also had to do alot of clean up from the beginning cigarette butts all over food wrapers and trash from subs also we asked them not to smoke inside the building and on the west side adittion we found cigrette ashes on the floor and room smelled of smoke this is our house no respect when a contractor does that(and i do have pictures of the ashes at least they put butts in trash can) Also a complaint was filed with BBB and was never answered by ken Why?

First - note the LLC behind his company's name. Limited Liability Corporation. Besides job not to our satisfaction and constant supervision on our part, WAY over estimate (and pay him under the table issues), lack of proper communications, and his "sub-contractors" were unproffesional. Twice he got into verbal fights with one of them (there may have been more with him and/or others that we did not witness) where my husband upon the second incident, had to demand the worker get off our property (with the worker's brother swearing/yelling). Overheard many conversations in our master bedroom behind the plastic to the bathroom that the workers were complaining about the owner. I could go on and on, but I prefer to not relive the horrendous experience... So many things are going wrong with his work months later and I refuse to have him come out again and deal with him and his cohorts. He hired the cheapest workers he could (some were relatives). Asked me "So, how much money DO you have in the bank?" Relayed a story of issues between him and Lisa Franks (yes, that one.) Maybe Angie's List should contact her... Tried over and over again to get my husband to buy his old boat. Do I need to go on?

Response from KR Building & Design LLC
WOW ! I just saw this report. Unbelievable , actually not unbelievable from her. The project came out great, everything she said is very far from the truth. This woman was extremely paranoid , all she did was pop pills all day and drink beer. I only delt with her husband during the project unless she would come out screaming & cussing at me & him. She would hide behind curtains and spy on every one. She is correct if she over heard conversations about her, as it was hard not to have them. She was always saying people were stealing from her and ripping her off, I could go on and on. The project came out great if any one would like to see final pictures please let me know. Seems strange that out of the many jobs we have done throughout the years with great reviews on every one that we would do anything close to what she has stated. She actually passed away 3 months after we completed the project due to alchohol & drug abuse. I called to give my condolences as he was great to work with even under the pressure and psycotic behavior of his wife. He made a comment about having relief from her being gone, that`s how bad she was.

Ken was a real professional. He personally oversaw every major phase of the construction. We were most pleased with the fact that he kept us informed all along the way. He was courteous and friendly, and a real pleasure to deal with. I would not hesitate to recommend KR to anyone.
Description of Work: KR built a 10' x 12' custom backyard observatory from plans provided. The work included excavation, a concrete slab, concrete block walls, steel fabrication and welding, and a flat wood roll-off roof. Also included was a custom steel door with lockset. The design of the building was unique, and required that Ken Roberts, the owner of KR, to closely liaison with the customer throughout the project.

Tim Roberts was the person who came out to do the job. He did an excellent job. He worked very well with my husband who can be difficult to work with. He offered suggestions and his suggestions were very good and we took most of them, including changing the color of the house.
Description of Work: He put in a new porch and did the whole back of my house. He also fixed the roof, He just did the basic construction.

From the very beginning, everything went smoothly. The owner Ken Roberts and my husband were able to discuss what to do to complete the projects we needed to have done. After the bidding process was completed and we chose Ken Roberts Building and Design, the project moved with considerable speed. He asked what was the earliest they could show up and the work crew began the work, i believe, two days later at the appointed time. I was always informed as to when the workers were going to be present and what part of the project they were working on for that day. I was also told what how far they intended to get for that day. The workers were very polite and worked extremely hard. Ken Roberts also oversaw all aspects of the job. Because of the building slump, a lot of the wood available was not the best quality. Ken sent back several loads of wood, and then finally he went down to the lumber yard personally and picked out the best pieces he could find. He reviewed the work at the end of each day. I also valued his input as to small details on how to improve the overall finished project. Another thing was he had got along extremely well with his employees. The manner of professionism of this company was very high. I am extremely happy with the project and how it went. I feel the work done was excellent and plan to hire Ken again for the many projects that still need doing for this house.
Description of Work: We had a new roof rebuilt for our porch, new facia put on the whole house, carport roof length extended by 18", 3 new windows put in and at the rear of our house, the exterior wood replaced.
