Cobb Realty is as good as it gets for property management in Tucson. As an owner, I?m very concerned with the care and upkeep of our extremely valuable investment. No matter what the problem, Cobb Realty has worked swiftly and diligently to rectify the situation. Yes, there have been minor issues. There are always issues that arise when you?re dealing with trusting someone to manage the house you own and then rent it to a tenant you don?t necessarily know. We own several rental properties across the country and I have vast experience with property management agencies. If there?s one thing I?ve learned, no rental property is completely without issues for the entire term of the lease agreement. Maintenance matters, rent concerns and other similar problems should always be planned for and even expected when investing in a rental property. That?s why they call it an ?investment? and not just a ?sure thing??. because there?s always a risk of something coming up. However, with Cobb, I can always count on them to make it right; even if that means they have to take a loss until they can settle the problem with us or our tenant. All matters have been addressed immediately by our property manager, Dannetta Owens. I have seldom found someone who can prioritize and provide such personal dedication to any situation. She has been amazing!!! If Dannetta can?t handle it immediately, I hear from the owner, Keith Cobb, within a matter of days. They genuinely provide a level of professionalism and customer service that?s rarely seen in today?s business world. If only all of our rental properties were located in Tucson and we could trust Cobb Realty to manage all of them so efficiently, maybe we could take some of the risk out of renting the other homes we own. If you want someone whom you can trust to take care of your investment as if it were their own, go with Cobb Realty.

I rented a house through Cobb Realty's property management division for one year. For the most part the experience was good, except upon moving in and moving out- which completely negates anyother positive experience I have had with the company. The house I rented had not been rented out before and the people living there right before us were the owners. The house was clearly not cleaned or inspected by Cobb realty before we went to pick up the keys. I called to state that the property was not proffessionally cleaned as I had been told it would be and they sent someone out right away, which was good, but they did a terrible job, which was bad, but I just needed to move in and move on with my life so I let it slide. During the course of the year we lived there, any concerns we had were promptly addressed, I will give them credit for that. So if you plan on never moving from the property you are renting, maybe go with Cobb. But if you ever plan to move out, beware! Once we turned in our notice that we would not be renewing our lease we began being asked to show the property to prospective tenants, on our own, with no representative from the company. I am too nice, so I agreed to it until my husband spoke to Cobb and let them know we wouldn't be doing that anymore. It just seems really unproffessional. On the day of our move out inspection I returned the keys and the house was inspected. I had the home professionally cleaned and the yard completely beautified. The next day I received a call asking for our forwarding address to send our security deposit to, I asked if we would be receiving the full deposit back and was told that we would. Now a week later I have received a call telling me that the house wasn't cleaned well enough for them, stating items that I watched my cleaning lady clean, were not clean and that items that they had not told me had to be cleaned, like can lights on an at least 16 foot high ceiling (which were among the many items left dirty before we moved in) and that we would be responsible to pay for the cleaning of these items. Ok fine, whatever. But then they proceeded to tell me we would be responsible for replacing some blinds that were already damaged before we moved in and I am quite sure I marked that on my move in inspection, although they said I did not and also that we would be responsible for paying for broken outlets that were broken when we moved in..... and so on and so on. The hassle that I am going through with this company is worse than any property management company I've ever rented from, I have never not received my whole security deposit back. I was a very good tenant and to be treated like this now that our business relationship has come to an end is just plain rude.

On Oct 12, 2012 prior to the Oct 15, 2012 tenant move in the property was professionally cleaned. The move in checklist did have the blinds annotated and the tenant was not charged for them. When the tenant moved out they were sent a full breakdown of the charges which consisted of one $120 charge to have the home brought back to our move in/out standards. The tenant did have the home cleaned and was given an opportunity to have the cleaners they used come back out and complete the job but chose not to have them do it. In Nov 2013 we implemented a policy of taking up to 60 pictures upon move in/out to ensure all parties are aware of the condition of the property at move in and move out. A picture says a 1000 words. As a tenet, this company was not responsive and generally treated us poorly. We had multiple maintenance issues on the move-in checklist and it took over 60 days for the repairs to be completed and some were never done and created safety issue so we ended up repairing it ourselves. When maintenance was required throughout the time we were in the house, you had to enter the request on their website which does not create a response so you are not able to verify they received it. There were repairs that were never done going back all the way to the previous tenet and then we were charged for the repairs during the move out process. Three months prior to the end of the lease, we inquired with the company if we would be able to extend for another year or two and the response back to us was that it would be no problem, but they could not do the paperwork until we were closer to the end of the lease. However, when we inquired again, just prior to a month before lease termination, the company gave us 30 days notice to vacate (were they ever going to tell us?). Upon moving out, our final lease date was a Saturday so they would not complete the move out inspection and required us to turn in the keys. Prior to the company performing a move out inspection, the homeowners and movers entered the property. We were not allowed to participate in the move out inspection because "the lease has ended and you can't be in the property". Subsequently, the company charged us more than a third of our security deposit for carpet repair, cleaning of fans, baseboards, windows, medicine cabinets and appliances (we were told "they are not sparkling") and repairs to two doors which they had been notified of previously (one of which we fixed out of our own pocket). We had cleaned the house prior to turning in the keys and acknowledge that we forgot to dust the fans but they charged us $200 for cleaning a house that our neighbors and family cleaned. Subsequently, we have received a refund for some of the maintenance that they did, but not all and the carpet repair. The lease states the property should be in the same condition it was in when the lease started minus normal wear and tear. We are still working to recover the full maintenance amount and a majority of the cleaning cost, particularly since the homeowner, their dog and movers where in the property prior to the move out inspection.
Description of Work: We were tenets for a house that utilized this company as the property management. They handled the lease, move-in inspection, maintence, rent collection, move-out inspection and security deposit.

Once I was notified of the tenants issues I contacted the tenants via phone and email, heard their complaints and the security deposit was returned in full. We have implemented a new and improved move in inspection checklist to ensure Tenants and Property Managers are aware of any discrepancies upon move in and move out. Our maintenance reporting system has been updated to ensure tenants /owners are aware of the status of their maintenance requests and maintenance is done in an efficient manner. Unfortunately, the owners did give a thirty day notice at the end of the lease to move back into their property. We not only lost good tenants but a good owner. Thank you for your feedback!
