The Pinnacle Capital Mortgage representative Nicholle Miller was my lending agent. She miss informed me on several occasions, was not timely in processing information and eventually cost me my loan. I am a first time home buyer and was referred to their company to be pre-approved and make the process smooth. Upon the pre-approval meeting I was informed that I would need a credit score of 640 to qualify for a FHA loan, my score was 673 high enough for FHA but not a conventional loan. Due to my financial needs she informed me that I would be better off looking at manufactured homes and that they would be able to process my loan, she however did not inform me that they could not do that and that they would have to out source my loan. Upon out sourcing of my loan she needed even more information to secure the loan paperwork that I really did not feel was necessary but reluctantly got for her. She did not ask for this additional paperwork till a few days before closing which caused my closing date to be pushed back. When my realtor contacted her she stated that my loan wasn't high enough to be a priority for her. Several times during the process she was reluctant to return messages or emails and almost had to be pushed to call. When I voiced my complaints and concerns for the process she became upset with me and hung up the phone on me. That same day she told me that she would email with the additional information that she would need to complete the loan (2nd time needing additional information) by 5pm I had not received the email and had to leave for a prior engagement, she called me at 6pm and told me to take down information and when I informed her that I was out and couldn't she became upset and said she would just email me the information that she stated she would email several hours prior. During that time they had the appraisal done on the house I asked her to inform me of the charges before charging me again no correspondence was done and I was charged $545 for the service. I waited till receiving my copy of the appraisal and on it, it states that the fee is $475, when I asked it about it she again became upset and told me that I would have to contact them to find out why I was charged so much. I contacted The Property Science Group (395 Taylor Blvd, Ste 250, Pleasant Hill, CA 94523, Phone number 925-246-7300) and they stated that they charge $100 for manufactured homes, $50 for FHA as additional charges but added to $475 still doesn't make $545 so I am confused at these charges and can't get a firm answer from them. This process started in August for the pre-approval and lasted till the 5th of November when I was informed that my credit score had dropped to a 644 and that they required a score of 680 to complete my loan. During that time they ran my credit report 7 times, 6 without my knowledge. If a score of 680 was required to pursue my loan why was the process even started when my score was a 673 to begin with? Now because of this I am out $545 for the appraisal, have lost the loan for my first house and have several inquiries that are causing my score to drop for credit which will make it harder for me to secure a loan moving forward. During this process I also provided a $1000 for the escrow company that hopefully I can get returned but if now because of Nicholle Miller I am at a loss of $1545 for services that were unsatisfactory. I will never recommend anyone to use their services and I hope that some action can be taken to help assist others so that they do not have the same results that I had.
