Tonya met my wife and I at our Hotel with a list of previously researched, well priced Properties in the newer fastest growing area of greater Phoenix, Surprise in the N/W. She spent 2 days showing us properties and patiently educating us on different neighborhoods and what we should look for in rental properties. We found 1 perfect property, a real dollhouse we liked but lost it by insulting the sellers with a ridiculously low offer. We did the same with another rent ready Property built in 2001 but this time the sellers were willing to negotiate. Tonya presented and received at least 6 offers and counter offers for us after we went home to LA. We wound up beating their price down $!2,500. to $126,500.which was $6,500. below appraised value and even farther below the building cost. She provided us with inspectors, escrow agents, title Companies, insurance agents etc. who all called us directly. After close of escrow she sent an inexpensive Handyman to repair a few minor defects that had been pointed out to us by the property inspector before escrow began. She then rented the property out at over the average price within 3 weeks of closing after procuring and screening numerous applicants. The average time to get a tenant in is 41 Days. Overall We would say that Tonya is very professional and efficient. She walked us through the entire process and held our hand every step of the way which is very helpful for out of State Landlord/Investors. She is now managing the Property for us and we may go purchase another in the future.
