I am writing this from a seller's perspective. The buyers had hired Affordable Inspections to conduct a home inspection before the sale of my home. I've never used Affordable Inspections before nor have I heard of them. A couple of things I would like to address as it pertains to the inspection report. Alex Vincent was the inspector for Affordable Inspections. First, the roof. Before listing my home for sale, I hired an independent roofing company to conduct a roof inspection. At the time of the roof inspection, there were no broken tiles reported. When I received the inspection report from Affordable Inspections, it listed multiple, 5+ broken/cracked tiles were observed. I called the roofing company back to address this issue and upon a second inspection by the roofing company, there were now over 11 broken/cracked tiles on the roof. On the second report from the roofing company, they stated that "...the person who conducted the roof inspection needs to learn how to walk on a tile roof correctly." The cost to repair the broken tiles after the inspection was $400. Second, the water heater. The inspection report stated, "...water heater is 6 years old and was tested in operational condition at the time of inspection. Recommend seller provide any invoice or warranty information the unit before close". The report did point out issues with the exhaust flue. My handyman went to correct the exhaust flue issues and noticed severe corrosion and active water leaks at the inlet and outlet of the water heater and around the exhaust port of the water heater. (See attached pictures). The pictures of the water heater, by Affordable Inspections, were all taken from ground level, had the inspector gotten on a ladder he would have clearly noted the corrosion and active leaks. The inspector took great detail in pointing out every cosmetic and minor issue but really missed this very crucial issue that could have ended up being a disaster.

I found dry rot 7 months after the inspection and have had 2 contractors look at it. They both said it should have been caught. Here is what Thomas Ryder, GM had to say to me in response: Wow, I didn’t realize your contractor has a crystal ball. How else would he know what it looked like 7 months ago? Or maybe he was actually there with the inspector back in April. Or maybe he’s a psychic? Please ask your supernatural contractor to put something in writing for us but before doing so, you may want to show him the pictures of the patio cover in both the inspection report and also from the MLS listing. You won’t see any damage as it was covered by the seller. As mentioned, and as you acknowledged in the contract agreement, the inspection is a visible one, we do not probe or inspect using invasive tools or methods and any defect concealed is outside the scope of our requirements. We worked with George Butter. He was incredibly thorough, professional, pleasant, and explained everything in great detail. Not only was he incredible to work with, but all of our documents were emailed to us before we even got home.
We ended up withdrawing on the contract due to issues that came up, and the first person I called for a home inspection was Affordable Inspections when we found a new house.
I will recommend them to everyone who needs an inspection every time. And ask for George! He's a huge asset to that company and really made the process simple and comfortable for us.

Joel was AMAZING!  Very thorough and professional.  He took the time to walk me through everything, explain it to me in plain terms, he told me what to fix now and what could wait, he even told me how to fix things and suggested contractors if we needed them.  His report was very detailed and he said to call him if we had questions later.  My father is the VP of a major construction contractor here in Arizona and he was very impressed as well.

OK until APS found a broken pipe connecting to the electrical box.  Couldn't prove it was broken before we moved in.  Took to court and they found in his favor.  It cost us an additional 600.00 to get it fix before our Solar could be turn on.

"The Judge ruled in our favor for three reasons. First, we had several pictures showing that the electrical pipe had been concealed and painted over by the previous owner and the condition (crack) was not visible. Second, the owner waited for almost a year after the home inspection was completed before contacting us. When (Member name removed)called us, he directed no accusation of wrong doing by us and did not ask us to re-visit the home and evaluate the cracked pipe. (Member name removed)was told about the crack after the solar company had started working on the electrical panel almost 1 year later. A condition that they may have been responsible for. And Third, because (Member name removed)told the court several times how happy he was with the home inspection. He also mentioned how thorough the inspector was. As a Home Inspector for over 15 years, we go to great lengths to protect our customers and advise them in knowing every aspect of their home. I am sorry that (Member name removed)experienced this problem with his home as I expressed to him at the hearing but the court ruled in our favor because we were not at fault. I wish that (Member name removed)would accept that and do the right thing and remove his unfair review."

We called this company as we saw the sign on our neighbor's truck, which turned out to be Tom.  Tom was our inspector for a fully remodeled home in Scottsdale.  Tom went to the subject property a day before and took time to comb over the home, take pictures and assess the roof and attic.  He returned the day of the inspection and spent another 3.5 hours.  He then met with us and went through his findings and comprehensive report.  He found things wrong with the home we would have never thought of.  Very minor details most people would never even think about.  He had good advice and offered referrals as well.  We were very impressed with the detailed work and would absolutely refer Tom to friends and family.
