Generally well. He obviously knows a lot about home construction. I was not happy that he did not check the AC unit. The weather was cool that day and he said it couldn't be checked. I disagree, but I'm not a professional AC tech. It was less than one year old, but the following summer when we needed it, we found it had a leak and the cooling gas was about half gone. It cost me more than the home inspection to get it repaired as the leak was in the main heat exchanger. Fortunately we had warranty coverage that carried over from the previous owner and it covered most of the cost which was actually around 2,000.
I pointed out some black pipe, which is normally used to carry
natural gas, coming through the wall next to the hot water heater. I was concerned because it had a rubber hose attached and it was cut off and crimped with wire. His response was a shrug and no explanation. I was surprised at that response but being concerned myself I later, after purchasing the house, dug out around the pipe on the other side of the wall out of concern. It was just an old drain line the previous own had for an old humidifier, which was removed, and he used black pipe for some reason. The home inspector didn't know that, and his lack of response made me rethink the rest of the inspection. I think they may have over looked, or not followed up on some things figuring on the probability of there not being a problem,
rather than making the extra effort of verifying that there was no problem, or stating any concern. I'm sorry for this unhappy review. The person is likeable but I prefer more detail, explanation, and their reasoning in response to questions. I've recommended using other inspectors since.Licensing
