After initial contact, we started looking at few places that I had done some vetting (online and a outside look of the properties) prior to contacting Josh. After this initial look at the places and my comments during the walkthroughs; Josh had a pretty good idea of what I was looking for and willing to tackle with regards to repairs. After this Josh provided some properties that fit this range as well as providing me the latest MLS status of the ones that I was also finding on my own since the data on some websites are not always the latest. We went through probably 15+ properties before I found one that I liked; had an earlier one that I liked but lost it by not submitting a bid right away.
After putting a bid into this listing was the start of a long drawn out process that Josh had no control over as it was the slow response of the bank that owned the foreclosed home that caused this long drawn out process. It took a week and half before I heard that I was the only bid left in contention for the property and then another week before my bid was accepted. And there were more back and forth issues that felt like trying to pull teeth out of the bank that was selling the property as they were slow to respond and at the end, it seemed that they wanted to play hard ball by wanting me to pay a per diem for an extension that would not have been needed if they were quicker to respond. I was pretty much about to walk away from this one as I was still checking out some properties with Josh since the process was taking longer than he had ever seen it take (even with foreclosed home) when they finally came back with no per diem and the extension. From start of bid to closing was about 2.5 months. But like I said, all of this was out of Josh's control but throughout this long process, Josh kept me up to date and continued to show me properties.
During our search of properties, Josh helped explain to me some of the things about being a landlord that I had not thought about as he also had rental properties. I believe having this kind of first hand experience definitely helped sooth some of the anxiety I had doing this for the first time. Josh even called a week after handing me the keys to see if I had any questions regarding renting process and to call him in the future if I do have any.
After having completely remodeled our mother's house, we searched Angie's List for a realtor to help with the sale of the house. After talking to several realtors, we decided to work with Josh based upon the Angie's List reviews and the initial contact with Josh. He was enthusiastic about the possibility of the house sale and immediately performed a comparative analysis of the house prices in the area. Afterward, Josh recommended the price that he thought the house should be listed for sale. His recommended listing price was in the neighborhood of what we thought the price should be based upon analysis from another realtor. Josh immediately put a sign in the yard, had pictures taken of the property, and listed the house for sale on the MLS. The pictures were excellent, very professional, and showed the important features of the house very well. There were several buyers that looked at the house, and within a few days, there was an offer. Josh was available for questions and answers and was very helpful throughout the process to make sure we understood what was going on each step of the way. The house sold for nearly (approx. 97%) the full asking price only 8 days after it was listed for sale.
