Best experience I could of had. Josh made it as stress free as possible, and we were always kept in the loop.

First let me say that Josh is truly the best realtor I've ever worked with. I have sold many homes over the years (this was the 10th), and through experience, I learned that the agent makes a Hugh difference. My husband and I interviewed several agents that were highly rated on Angies List, and while they all were talented and competent, Josh was the most optimistic and enthusiastic about selling the house. He was comfortable working with the price we thought was best, while the others discouraged higher pricing. He was also willing to go well above the usual level of service... For example, visiting the property regularly to ensure the house would show in its best light, finding contractors for the enhancements we wanted to make, and so on. He handled the contractors for us with minimal effort on our part, and was highly engaged every step of the way. The house sold quickly (less than 3 days) at a price over our asking. Josh was a delight to work with - he has a great personality - and when we are ready to sell again we will seek Josh out for certain.

After initial contact, we started looking at few places that I had done some vetting (online and a outside look of the properties) prior to contacting Josh. After this initial look at the places and my comments during the walkthroughs; Josh had a pretty good idea of what I was looking for and willing to tackle with regards to repairs. After this Josh provided some properties that fit this range as well as providing me the latest MLS status of the ones that I was also finding on my own since the data on some websites are not always the latest. We went through probably 15+ properties before I found one that I liked; had an earlier one that I liked but lost it by not submitting a bid right away. After putting a bid into this listing was the start of a long drawn out process that Josh had no control over as it was the slow response of the bank that owned the foreclosed home that caused this long drawn out process. It took a week and half before I heard that I was the only bid left in contention for the property and then another week before my bid was accepted. And there were more back and forth issues that felt like trying to pull teeth out of the bank that was selling the property as they were slow to respond and at the end, it seemed that they wanted to play hard ball by wanting me to pay a per diem for an extension that would not have been needed if they were quicker to respond. I was pretty much about to walk away from this one as I was still checking out some properties with Josh since the process was taking longer than he had ever seen it take (even with foreclosed home) when they finally came back with no per diem and the extension. From start of bid to closing was about 2.5 months. But like I said, all of this was out of Josh's control but throughout this long process, Josh kept me up to date and continued to show me properties. During our search of properties, Josh helped explain to me some of the things about being a landlord that I had not thought about as he also had rental properties. I believe having this kind of first hand experience definitely helped sooth some of the anxiety I had doing this for the first time. Josh even called a week after handing me the keys to see if I had any questions regarding renting process and to call him in the future if I do have any.

After having completely remodeled our mother's house, we searched Angie's List for a realtor to help with the sale of the house. After talking to several realtors, we decided to work with Josh based upon the Angie's List reviews and the initial contact with Josh. He was enthusiastic about the possibility of the house sale and immediately performed a comparative analysis of the house prices in the area. Afterward, Josh recommended the price that he thought the house should be listed for sale. His recommended listing price was in the neighborhood of what we thought the price should be based upon analysis from another realtor. Josh immediately put a sign in the yard, had pictures taken of the property, and listed the house for sale on the MLS. The pictures were excellent, very professional, and showed the important features of the house very well. There were several buyers that looked at the house, and within a few days, there was an offer. Josh was available for questions and answers and was very helpful throughout the process to make sure we understood what was going on each step of the way. The house sold for nearly (approx. 97%) the full asking price only 8 days after it was listed for sale.

It was a pleasure working with Josh. He goes above and beyond the call of duty, checking in frequently throughout the remodel and was always there to offer professional advice when it came to the finishing touches. He always on time, professional in all areas and always stayed one step ahead of me. I have and will continue to recommend Josh and his services.

Josh meets and exceeds every buyer or seller?s expectation. He went above and beyond for us. We were on a month-long vacation while our house was on the market. Josh found two buyers for the house by the second day. Since we were all the way across the country, we thought inspection and the like would be agonizing, but Josh made it painless through clear communication. We always felt informed and educated even while signing documents remotely; never once did we feel like we were being left in the dark or taken advantage of. Initial contact was positive, but no follow up.

Josh was heroic, top to bottom. I was away from home on work assignment for a few months, leaving my wife and daughter to sell the home alone. Josh was the perfect real estate agent, coordinating real estate matters for my wife and I while geographically separated. His expertise helped sell the home in two weeks, and brought the home selling process to a smooth and satisfactory close.

I was looking for a real estate professional who could help me with the sale of my Mother's former home and I found Josh through Angie's List. Josh got the house listed and the MLS lisitng was just great. He had a photographer come and take pictures that really showed the best of the house. After just 2 days on the market I had multiple offers that Josh helped me review. He guided me through the whole selling process and even the closing. Josh has a wonderful attitude, lots of knowledge and is very professional. I would recommend him highly and will definitely use him again.

In December I decided to put a house on the market. Josh helped me find a couple of contractors needed to do a few small repairs (he even made calls, scheduled appointments and met one there when I could not take off work) and gave me great advice on what to do / leave as we prepared the house for market. Based on his experience, I was able to sell my house (traditional sale) in only 19 days (which included the week of Christmas/New Years!) Josh is a consumate professional who truly cares about his clients and does everything he can to help make selling a home as easy as possible.

Over a 10 week period, Josh showed me many great homes. He took feedback on each thing, keeping them in mind as he searched for the 'next'. I had a special situation as my elderly parents were moving in with me as well. Josh noticed the little things like uneven flooring, lighting etc., which would be important to my parents. In the end, we purchased a great home which will not only provide a great home, but also a sound investment as the market comes back to normal over the next few years.
