It is hard to know where to start. When we made an appointment to see the property with our realtor, they indicated there was a lockbox on the property. We drove 40 minutes to the property to find the lock box, but with a key that didn't fit the door. So, we had to return later. The property was a great location and in decent condition, so we entered into a lease agreement for 12 months. Part of the agreement requires the renters (us) to maintain and keep the porch and patio clean. It also requires, reasonably so, that we comply with the HOA rules and regulations. We have yet to receive the CC&Rs for the HOA and are 6 months into our lease. 2 months in we received a charge of $50 for failure to comply with multiple letters from the HOA--all of which were sent to the owners and none of which were sent to us. We still had not received the HOA CC&Rs and don't even know what we need to be doing to comply. But, we were assessed the fine for the owners not heeding multiple warnings for non-compliance. When I contacted SGI they said, sorry--you have to pay or we will take it out of your rent and apply penalties. We have credit ratings over 800 and did not want any issues caused by this $50 fine. Our son paid the fine. We are still trying to get this resolved with SGI's "Missy" and the communication has been pretty unbelievable with claims being made that we received all of the warnings that the owners did from the HOA ( the HOA still says they have no record of SGI or us connected with the property and therefore can't release the CC&Rs or anything else until the owner or management company provide documentation of their relationship). We have tried to contact Tim Melton, the president of SGI (and also the contact name shown on Angies List website for this business), at lease 20 times, but have been told by Missy that Tim is the president and doesn't respond to issues like this. So, we continue to be at a standstill--with a fine that we didn't owe and extremely poor service from SGI. Also, with a requirement in our lease to comply with CC&Rs that we don't have and that the HOA won't provide without authorization for the owners. On another note, Mr Melton did reach out after two very bad business errors made globally by his company late last year. SGI has a payment portal set up where tenants can set up EFT payments for their rent. It was an option. Late last year, an email went to all tenants--including every tenant's email address that were publicly shared and created a mass email list being distributed very broadly. The subject of the email was a mandatory new fee that SGI would assess each month if tenants paid in any other manner other than through SGIs automatic EFT. Once the tenants all began to speak to each other (since SGI provided every tenant's email address, making that possible), the outrage was clear about the sharing of private email addresses and the mandatory fees that were not in any of our lease agreements. At that point, Mr. Melton did interject and send a very nice apology email saying that people would not be required to use their EFT payment system and also apologizing for the breach of private information. He offered and delivered to us a $75 gift card as an apology and for damage control. After that, he stopped responding to any emails. We are still trying to get CC&Rs that our lease contractually requires us to comply with. Missy continues to say that we have to go to HOA to get them ourselves, even after I provided her an email yesterday from the HOA saying that they can't release anything to us until either the owner or the management company provide the HOA with proof of an existing management contract. Mr. Melton continues to be too important (Missy keeps reminding me that he is "the president", after all) to respond to our concerns. We had to go directly to the owner yesterday, which I suspect is not what a property owner expects when they have hired a property management company. I wish I had read the Yelp reviews on this business before entering into any contract with them. Clearly, others have experienced the same lack of service and performance of duties by SGI, albeit different specifics. I strongly advise against using this company -- as a property owner or a renter.

I first contacted Saving Grace last summer to rent out my house I was contacted quickly by their sales representative, and I felt properly advised in regards to listing the house for a reasonable amount, the house was rented quickly and the tenants moved in, when things needed to be repaired the management company contacted the home warranty company and the item was remedied, on other issues such as gardener and pool person I left it up to them to decide the vendor, as I was sure they had a list of reputable vetted vendors which they did. Their billing system online makes it easy to keep up with status of what is going on with the property and I always had a prompt response via email or phone in regards to inquiry's that I would make. Their fee for property management is very fair in respect to all the follow up and vendors that maybe needed while a house is rented plus dealing with all the legalities that a tenant may represent.
This last spring I decided to sale the house and spoke with Erik their sales representative he was competent, conscientious,courteous, and his follow thru and followup is Excellent! he assisted with the transitioning renters and was very prompt in listing the house at market value, he kept me up to date and didn't blow smoke up my butt in regards to the true value of the property and staying competitive to move the house, when items of concern came up during the transaction he was very capable of finding the appropriate vendor for the situation. If your looking for a full service competent property management company that handles rental and sales,

Their service was good. At first I was confused with the payment structure because I had not done business with a property manager before. They do a lot of the communication online. You can get a hold of them by phone and they will answer promptly. They get the work done. They got my place rented within the end of the month. It took two and half weeks. I would recommend others to put in earlier in the month.
