Brian welcomed us being there with him from start to finish, patiently explaining any- and everything we didn't understand (and being recent transplants from Florida, that was a LOT). He checked every single electrical outlet, ran all of the appliances, crawled around on his hands and knees, indoors and out, climbed his ladders repeatedly, even noting minor holes in the stucco from the previous owners' outdoor hangings (seasonal, most likely). When the front door latch stuck, in down position on the inside of the door, he went to his truck, got out his WD-40 and a screwdriver, and proceeded to fix it, saying he didn't think it was broken, just in need of a little TLC - and he was right! When he was done with the regular inspection (just shy of three hours later), we asked about the irrigation system. That is not part of a normal inspection (who knew?!), but he agreed to take a look and let us know. What he discovered was that the irrigation lines were broken in several places, sprinkler heads were missing, and all in all it was a MESS! Despite not being an "official" part of the inspection, he DID include it, along with pictures, in his final report, for which we are infinitely grateful. He explained to us that although there were rust marks on the outside of the house, which indicated an obstructed a/c line in the attic caused the overflow pan to be used and then it rusted, that the entire system had been replaced with another product and it was clear that the lines had been taken care of since that time, so that we did not need to worry about a recurrence. He even advised us not to be surprised if in a couple of years the water heater needed replacing, as it is 10 years old and, in his experience, 12 was about the practical extent of usage without problems. There were a couple of items that we were concerned about in the corner of a few windowsills, and Brian checked each area very carefully before explaining what we were seeing and how we could expect it to behave, as well as to reassure us that there was no problem with any of the windowsills. It turns out that what we thought was a problem was actually standard windowsill construction here in Arizona. Not only do I highly recommend Brian Stuart, I absolutely *will* use him again as long as he's in business for every other property we purchase!
Description of Work: Brian did a complete home inspection, including checking all of the following: The foundation, stem walls (and explaining the difference!) and structure; Roof, vents, flashings and trim; Eaves, soffits and facias; Site grading and drainage; Exterior walls, windows and doors; Plumbing, fixtures and faucets; Electrical service panels, breakers and fuses; Service amperage, wiring, GFCIs, switches, outlets; Heating System; Cooling System; Insulation and ventilation; Garage doors, safety sensors and openers, and he even looked over the irrigation system at our request (which is outside the scope of a home inspection).
