After inspection it did not appear that the house had any
major issues. Hence we went ahead and did the closing of the house. The next
day we noticed a substantial patch of wet stained wall in one of the bedroom
closet. It seemed like there was water leak from somewhere and it was very obvious
to me and I am surprised that the home inspector Mr. Curtis was not able to
identify the issue. The entire area was soggy and wet. We called the Advantage
home inspection and the inspector came and reported that there was a water leak
possibly from AC pipes. He was not even sure what it was. It is appears to me
that the home inspectors employed by Advantage company are not well trained and
competent to recognize even the most obvious big issues in the house.
After discussion with the inspector Mr. Curtis we got an
email from his owner Mr. David Swartz regarding the details of the problem. However,
the owner of company simply ignored that fact that his employer had missed a
major water leak in the house and refused to help us. Now we are stuck with the
house which needs repairs that were not recognized by the inspector who we paid
for.

"We inspected this house for (name removed) so this is directed to Mr./Mrs. (name removed) or (member name removed). As you know the home was occupied at the time of the inspection and the closet where you found a stain was completely full of seller possessions. Home inspectors do not empty the home of seller possessions. You performed a final walk-thru of the home right before closing escrow and are expected to find hidden issues with the seller possessions removed. That is the whole reason for a final walk-thru; conditions can change at the home and concealed areas are now visible. If defects are found at the final walk-thru, don't close escrow on the home. In America, that is the process and buyer responsibility when buying a home."
