New Beginnings Home Inspection

On September 19, 2018 we hired New Beginnings Home Inspection (Peoria AZ 85382, 623-825-6040, License number: AZ BTR 56801; Inspector Kris Rosser Cert # 63806) to complete a home inspection on a property we were purchasing. The home was unoccupied at time of inspection. We closed on the home on Oct 22, 2018 and took occupancy on October 29, 2018. The home is a basement home and the first use of the downstairs plumbing (my daughter took a shower on the evening of Oct 30, 2018) resulted in a serious flood of approx 1000 sq feet of our finished basement, causing over $5000 in damages. We immediately contacted our Homeowner's insurance and warranty and upon plumber inspection the cause of the flood was identified as simply a loose fitting on an exposed 2" drain pipe located under the stairwell (visible/easily accessible by door). The inspector was thorough in his report capturing images of all other drain piping except this large line. Had he engaged functional flow of this drain line the faulty connection would have been noted at time of inspection thereby mitigating the damage and identifying the issue. We contacted New Beginnings immediately to report the issue (via our buyer's agent) and have been told that they accept no responsibility in the damage nor any negligence in their inspection. Per paragraph 7.1 of the Arizona Standards of Practice, it is my understanding that the inspector is to engage functional flow of all drain/waste lines within the dwelling. We are extremely disappointed at their lack of professional accountability and courtesy. Complaints have been filed with the State Board, the BBB, and their American Society of Home Inspectors.
