It started out great. The agent was quick reply and had a contract for me to look over and sign within 24 hours. As soon as we signed things went straight downhill. We rushed to finish repairs so pictures could be taken and the home listed by a Friday. Saturday still no word and didn't see the listing so I called and emailed and finally received word back that his son's last day in town was Friday so he didn't make it to the house. I can't imagine that was a surprise, and I would have gladly taken pictures or had a friend (a professional photographer) take them quickly for me. Then started the real silence as we anxiously awaited to find out what kind of traffic was in our house. The house was vacant so we had no idea what was going on. We were told after the 2nd weekend that there was 1 showing. When I asked when the open house was he said he didn't do open houses. They were the worst form of advertising and we would not be having one. After a 3rd weekend and no report of what was going on we were fed up and again contacted the agent's broker. We wanted out. The communication style (or lack thereof) was not how we did business and was creating alot of stress. The broker said the agent didn't want to cancel the contract and we went back and forth for awhile. I finally asked a full report be given to us from the broker (I wanted nothing to do with my agent) or a termination agreement by the end of day. He came back with an offer. Not a good one, but an offer. The negotiation process was painful. Starting with the agent giving me zero advice on the submitted contract. Yes, I wanted to fire him, but if he couldn't be professional he needed to turn it over to another agent. The title company listed was the most expensive and the seller (me) pays for it. Ended up missing some points on the contract that cost me alot of money at the close of escrow. Choose your agent wisely. Simple communication would have eliminated all the problems. Buyers should never have to stress over what is going on and being met with ignored emails, phone calls, and silence.
