I responded to a general mailing. I checked them out with the BBB and found they had an A+ rating. They were offering true "no cost loans". I decided to take a chance. Prior to closing, my only pay out was for an apprasial. At closing, I was refunded my apprasial cost and paid nothing other than interest due and property taxes. I paid absolutely no fees for the loan, apprasial, title work, or anything, as promised! The whole process took three weeks. My loan officer always quickly responded to any questions. The whole process took about three weeks.
