,After purchasing a home last year in San Tan Valley we decided to rent it on a long term lease. (1 year) We live in MN so needed a property mgt co to manage affairs, We interviewed 3 co's at the home and decided on Rentals America. This is the first time for us to be landlords and we experienced some anxious time getting "set up". One of the things we wanted, of course, was to have the home rented quickly but with qualified, dependable tennants. It was suggested by RA that we take care of some issues to improve the rentability of the home. I was on a very limited time to be in AZ back in August last year so I had to rely on RA to line up a locksmith to re-key all the locks for a one key fits all system, along with having the carpets cleaned and repair & paint some areas where numerous nail holes had been left in the walls where pictures were hung. Also, at the time of purchase (Aug 1st roughly), I had contracted a landscaper to do some major work removing the grass, and re-doing a lot of the back yard. Communication, especially from 1800 miles away was a bit trying at first. We were told we would get one representative to handle affairs but we found that we were initially bounced back around between representatives. The representative who was assigned to us was due to have a baby so that caused some confusion and the contracted work in and outside the home pushed back the proposed rental availability (originally 4-6 weeks) to December before a lease was signed. During this time I think we only had 2-3 qualified renters that were shown the house and from those applicants I can't say I was comfortable with any of them. We are extremely happy with the tenants we have had since December and the feedback we have had from them says they love the home, the area, and the relationship we have. RA does a six month (approx) inspection of the property which has been scheduled and outsourced to an agent and there has been some minor scheduling differences which are being addressed. My representative, Nancy Viramontez, has been extremely helpful in resolving any and all issues. She has been timely in her responses, always courteous, and goes out of her way to make sure that both the landlord and the tenants retain an amiable and workable relationship. After some anxious couple of months at the beginning (somewhat in lieu of our being 1st time landlords) we have found that Rentals America has been everything they had claimed to be, from their website promises, thru the discussions before signing a contract with them and to the present. If there is one issue I had a problem with, it was with the owner over including Rentals America being covered for liability under our homeowners insurance policy. Even though this seems to be an accepted practice in AZ and AZ law seems to back up this practice, as I was somewhat rudely informed by the owner during a rather cold discussion, I still disagree with the practice. I don't recall any discussion of this before I signed the initial contract, even though it might have been in the small print. All things considered, we are very satisfied with our relationship with Rentals America, find them reasonably priced, and credible. Brent Ostwald Maple Grove, MN
