She would not even show me homes until I had my financing completely in order. She connected me with a savvy mortgage company (run by her son, Aaron Chapman, who is also very good and very professional). Aaron had my available financing completely set up and available before Mary Ann would show me potential homes.
This method is very smart. It makes me a strong buyer that can move quickly, and so I am especially interesting to sellers. Mary Ann knows how to drive a bargain, and protect my overall costs. There are so many hidden costs in home buying. Mary Ann knows them all, and knows how overwhelming hidden costs can be, so part of her strategy is to get the seller to take on the heavy loading of these costs. What Mary Ann does, therefore, is to protect the sellers price (which sellers like, of course), but make the seller pay for most of the transfer costs. Really smart!
Mary Ann is also careful to recognize that homes are investments, and she is careful to steer me in a direction that will protect my home as an investment. For example, at first I fell in love with another house, which she nixed immediately. It was significantly more expensive than other homes in the area it was located, which made it a poor investment. I had looked at the home alone with starry eyes. Mary Ann suggested that I drive the neighborhood, and then I saw precisely what she knew about the location.
When you sign on with Mary Ann, she is available (it seems) 24/7. Sunday night? She'll respond. Early morning Wednesdays? She'll respond. I tried hard not to take advantage, but to push a sale forward, you sometimes have to engage in whirlwind activities immediately at odd times. Mary Ann was there for all of it. I began to wonder if she ever slept!
It also helps to be tech savvy with Mary Ann, because she uses all the latest forms of digital communication. This flexibility can be nice when you can't take the time out of your day to go to multiple offices to sign multiple documents. If, however, you have all the time in the day, and hate to text and use electronic signatures, you can certainly drive around to multiple offices. . . .
In short, I wouldn't use anyone else. Mary Ann Chapman's the best there is, and you'd be lucky to have her on your side, as either a buyer or seller. She's a champion realtor.

She was phenomenal. She did an excellent job. She really knew what she was doing. She was quick in showing us something which we were interested in. I was lucky to get this house for the price what I wanted because she was quick. I would use her in the future.
