My experience as a residential property Buyer with Grand canyon title Company as the title company in a recent transaction on August 5, 2013 was totally unacceptable. The Title Company choice was by the Realty Broker. I wonder if some remuneration went back to the Broker. When calling the phone provided by the Title Company an answering machine or a redirect of my calls to another phone number was the option. It made me wonder if they even had an office in Queen Creek or this was just a strip mall mail drop. They provided no e-mail address or cell phone number. Documents sent via the post office originated from an address in Phoenix, AZ. No physical location was ever provided for signing documents or transfer of escrow funds at closing. My best guess was it was going to be in the Realty Office. Documents sent were confusing and referenced items by different nomenclature than headings on forms. Closing costs on four separate occasions duing a three week period had different dollar amounts and were always delivered by the Realty Agent. No closing cost documents ever came from the Title Company directly. I always had disagreements on line items and dollar amounts. many times these were penciled in and not printed on the form. The Title company never contacted me and asked what I wanted as many costs were options by the Buyer.These costs included inspections and optional HOA fees. They never included an option or costs for Title Insurance purchased by the Buyer. The only cost was for Title Insurance for the Seller and this did not show up on all documents of closing costs as some only indicated Buyer costs. Grand Canyon's Identity Document reached beyond any personal information other Title Companies would request. Grand Canyon upon questioning did not offer any insurance policy for identity theft. Most policies cost less than $20. some information asked does not exist in any other data base as an aggregate. Association with Credit agencies or Financial institutions over many years only have limited data. An example would be birth date and birth location of all my children. Even though they are adults living on their own if many different locations. Maybe I am confused but if Grand Canyon is providing Title Insurance on a propertyI would purchase and insure there were no encumberances on the property then why would my children be of interest when I am the Buyer and not the Seller. I thought it was the Sellers responsibility to deliver a clear Title? Are they insuring me or the Title? I know I am not required to purchase a Title Policy if I am the Buyer in a cash purchase. This was through my research and not the Title company. Bottom line is research all Title Companies and select one you think is best even though you do not use one every day. go online and review any comments by any source. Title Insurance is 10% of the cost and the rest is profit for the Title Company. Arizona does not require a review or involvement by an attorney in residential Real Estate transactions but an extra $250-500 may be worth it. Who do you think is looking out for your best interest as all documents in the transaction favor someone else, Title Company or Realty Broker?
