I would like to submit a formal complaint regarding the services of First Choice Management and Sales, LLC. I contracted with Brenda Atkinson, Manager (http://www.alwayscallbrenda.com/ ), in December 2009 to rent and manage my house. In April I was told that a single woman with one child would be the tenant. In May, when I didn?t get paid I found that the company did not have me in their files. In June, when I did not get paid, I found that the company still did not have my email or mailing address. Then I received a check which was not the amount owed, without explanation. I found that the company had deducted expenses for work on my house without consulting me. This was the norm for the rest of the contract, including when they charged me for roof repairs which would have been covered by my warranty (and which was in my disclosure and contract information). For months, I repeatedly asked for a copy of the tenants? contract but I was ignored. In October, I was told that I had one day to decide on a new contract with the tenants. I insisted that I receive the expired contract before I agreed to another. That?s when I found that there were two adult women, and two children living in my house (and a dog). Brenda sent me the new contract and I asked for some changes. However, Brenda allowed the tenants sign it before I reviewed it. Therefore, the items I wanted in the contract were not included. The renters had asked to be allowed to break the lease if I put the house up for sale. I let them know that I would be putting it up for sale in April. I asked to be included in the walk-through and was told that I would be. However, Brenda did a walk-through with the tenants before the date that I asked for without letting me know about it. I was told that Brenda had approved the condition of the house. I went to check on the house on the date I had initially set, and found door screen doors broken and stuck, the stove and microwave dirty, the carpets had stains (including around where a bed had been), two sets of blinds were broken, the renters had dug a hole in the middle of the yard and turned it into a fire pit, the gate would no longer lock, there was a large (about a foot long) plastered up area in the wall near the front door, the showerhead in the master bathroom was GONE and ALL OF MY PLANTS IN THE BACKYARD WERE GONE. Brenda wrote that most of this was ?wear and tear? and therefore, my responsibility (including the broken blinds and screen doors), and that the plants had died before the tenants moved in. (However, nobody had told me the plants had died, and I had been at the house the month before the renters moved in). I highly recommend that this company be audited. I will try to inform everyone I know not to hire First Choice Management and Sales, LLC as long as it is run by Brenda Atkinson and her daughter, Rachael.
Description of Work: This is a rental management and real estate sales company located in Lake Havasu City, AZ. I contracted with this company from December 2008 through April 2010. They approved renters to live in my house after I moved to Los Angeles, CA for a job opportunity. Their job was to manage payments and maintenance of my house for me.
