Property Management
My advice to you for choosing Jim Hubka to either rent from or to manage your properties: don?t. He and his assistant, Diane, did not respond to many of my emails and calls and were extremely rude and arrogant when I did get in contact with them. Any ?perfect home? you may have found is no longer perfect if you have to deal with these people. Trust me, it is worth it to find somewhere else to rent and move on. And if you have plans to use them as a property management company, you can do much better elsewhere. There are reasons why 2 out of 3 of their reviews on Google are negative:
--They are nonresponsive: when I first contacted them, I left two voicemails asking for details on a property; they didn?t respond to either. I had to go in in person to even get any details on their properties. At that point, I was given the keys and told to go check out the properties myself. If you have property to rent, don?t expect them to go to any effort at all to get it rented for you.
--They simply do not want to help you: Before signing with them, I asked for a copy of the lease so that I would know the conditions of rental. This might be unusual, I guess, but it is hardly unreasonable. Diane?s reflexive answer to this was no. I had to press and press until she finally relented into giving me a simple copy of the lease.
-- They bait and switch: Their brochures promised a free month rent, but this was suddenly cancelled out when I went to sign. They claimed this cancellation was because I was on a six-month lease--although I had told them this from the very beginning. This was a clear bait-and-switch tactic.
-- They do not clean their properties: Upon moving in, I found a room that stunk of urine. I complained; a carpet cleaner contacted me several days later, after I had already rented a Rug Doctor from Walmart and cleaned it myself. Of course, they also charged me an absurd $125 ?carpet cleaning fee? as part of the contract for when I moved out, which they will charge you as well. Clearly, they had not cleaned it well before I moved in.
-- ?Because the law doesn?t make me?: Upon checking out, the inspector whipped through the house, named off various things that he stated needed to be cleaned (most of which are the landlord?s responsibility, according to NOLO), and rudely dismissed any questions I had. I was given very, very little time to understand the faults of the house, and it was made clear that I was seen as a waste of his time. He stated they would charge me $50 for the cleaning, but absolutely refused to put this in writing. When I called and spoke to Jim Hubka himself to have this done, he again refused. This would only take a moment, you can just type something up, or even handwrite it and I will pick it up, I said; he refused, and when I asked why he said (and this is a direct quote): ?Because the law doesn?t make me?. Wow! There you go. Don?t expect this company to help you in any possible way unless they are forced to. My argument here isn?t so much with the $50--there were a few small legitimate things that needed to be cleaned, that?s fine. My complaint is with the extreme rudeness that was shown to me. I only wanted to be known why I was being charged, and to be given a statement at that time confirming what I had been told, rather than waiting for 14 days for them to mail me a letter--in which time they could claim anything they wanted to about the condition of the house.
-- Don?t believe me? Read other?s reviews of them. You?ll see that they are the worst rated property management company in Kingman. Simply Google the Google and Yahoo reviews of them.
