I was so impressed! I had been shopping around and saw several great reviews on the Next door app. I needed a lot of cleanup work done before the actual "pretty stuff" could start. Thought I would have to hire 2 separate companies. Nope! They are great not only with demo work, but then installed the new rock, plants, irrigation, and lighting :) ( I only have just under half acre total, but he has a Cat so the big jobs are no problem!) I used Brian and his crew based on numerous recommendations on other social media sites -- I was NOT disappointed. Brian was always quick to respond while I was attempting to bid out the entire job I needed done. When I decided to hire Modern Property Solutions, Brian and his team arrived promptly at the time we agreed upon and moved 22 tons of rock from the street and into my backyard (spread & raked) in less than 4 hours. His crew worked quickly and efficiently, and were very respectful in conversation. I will not hesitate to give Brian a call in the future when I make the decision to add to my home's landscaping. I appreciate Brian's professionalism and his crew's willingness to bust their rears to get the job done in this sweltering heat; his pricing is very fair as well, in my mind. Extremely satisfied.

On the day Brian was supposed to show i called two hours after he said he would be there, he had forgotten... i had to rearrange my work schedule to have him come a few days later since I had wanted the work done before Christmas. Next issue, after a couple hours of him working, I noticed he looked unhappy. I questioned him if everything was ok. He first asked me if I still thought he could do it in 3 dump loads ( like I was the one who did the quote) and then stated he wished he would have bid me double what he did. I asked if he would still be able to get the job done and if I needed to provide more money to make him feel better since I didn’t want to have to rehire someone to complete the job. He denied and said he would be able to clear all the rock and concrete in the 3 loads he estimated he could do it in. I offered to have him stash all stumps and trash in my side yard and I will get rid of it myself to save him a load. When Brian and his helper returned from their 3rd dump trip I noticed he was packing up. My yard was not completed as discussed. He moved dirt around to cover up remaining river rocks and told me not to worry about that. He says he sees plenty of new builds with that much rock and grass grows just fine. I didn’t worry too much since it looked like only a little bit and i had plans to put mulch down before sod anyways. So I paid the man and sent him on his way. A couple days later I went out back to look things over and started to rake the remaining rock up. Moving a little dirt away from the house, I started to notice he had covered up a lot of rock and he had collided into my house a few times with his bobcat and tried to hide it with dirt. Brian also knocked out a chunk from my wall. I notified him about it and he immediately tried to say the wall was already broken and the foundation of the house was soft and he barely touched it. I know for a fact the foundation isn’t soft because I just re-did my entire foundation on my house a year prior. Brian has no intentions on fixing his errors. Final issue. The contract states he would level my yard. The yard is far from being level. His idea of leveling is a quick spread of dirt around to cover his half *** work. Brian did a half *** job and now I am stuck with still having to rent out equipment to finish his coverups and also repair my house and wall. Would have been cheaper and smarter to have someone else do this or do it myself. I highly recommend to not use this guy. He is very sloppy and will leave you with more on your plate than before.

I found Brian through his advertisement for demolition/bobcat services. I had been working with another landscape company who required I excavate my backyard before they would install the landscape. Brian was prompt and very professional. During the estimate, he mentioned his company did landscape installs, as well. At that time, I was committed to the other company, and wanted to remain loyal to them.
After several weeks turned into months of not hearing back from the unnamed other company, I decided to give Brian a call. He was more than happy to provide me with an estimate. Unlike some other companies, Brian actually itemized his proposal so that I could pick and choose which parts of the install I wanted, and which I wanted to wait on (for monetary purposes). Brian was so attentive and understanding - every step of the way - throughout all of my (many) revisions.
In the end, my yard was more than I imagined it would be, and at a fraction of the cost of the other company. The products they used and the quality of workmanship was unparalleled. There were so many little details that would have gone unseen to the untrained eye, like the luxury, resort-style, oscillating sprinkler heads. Every little detail was perfect.If you're reading this and considering a landscape renovation, you absolutely must give Brian a call.
