My experience from start to finish was often contentious with the agent and broker. In the beginning the listing agent was called about the property and the broker sent a junior agent to show the property and become the buyer's agent. This agent had never sold a property on their own prior to this event. Lesson learned! Do not ever do this. As part of the Dual Broker Agreement it removes any fiducary responsibility from agent and broker. The Broker even suggested I find another agent to reresent me halfway through the process. I was always incorrect on issues and interpretation while agent and broker were always correct. I often wondered who was working for whom? many documents had lines with missing information and showed hast outweighed accuracy and professionalism. I often question this oversight with a response of not important. Recommendation is do your research as not all Real Estate agents are good at their job and is no different than any other industry. Real Estates or brokers have no responsibility to disclose to seller or anyone else material known facts. This is sole responsibility of Buyer with disclosure inspection to seller, even when the property has termites found in the inspection process.
Documents were provided piecemeal over  a period of time rather than all at once. At times I felt the agent was condescending with comments and questions. I should understand most individuals buying a home are not sagacious about real estate or the process or documents. I was asked to sign a document indicating I had received the HOA documents when they had not provided any documents. The agent knew this and tried to pull a fast one. Over a week later the agent finally provided documents even though I had requested them earlier. I even received HOA documents from the Title Company prior to the agent providing them. I felt the agent's goal was to make a commision as quickly as possible.
I had to sign a document called Marlet Conditions Advisory indicating the Agent had no knowledge of the value of home sales in the area. I instructed the agent to provide documents in a format I delinated on recent sales and Zillow appraised values in the proposal to the seller. The agent made a comment that these appraised were of little value and her broker did not believe in their merit.
Towards the end I would send e-mails to avoid contact with the agent and provided everything in writing as required by the Broker.  The agents main job was to unlock doors and lock doors of the property for my due diligence inspections and deliver documents mostly by electronic transmission. There were times when I indicated that I did not want the agent making decisions for me as I was quite capable. The agent inferred that I was verbally abusive to her and evenimplied with a comment "she was not my slave" which was totally inaccurate. This capped the issue of the agent being unprofessional. As a dual broker I requested she sign a confidentially agreement which she refused becaused it did not originate from the broker's office. The agent had an impression they needed to know the names of the contractors and everything I or the contractor was doing which I hired for my due diligence. They wanted to be part of all conversations which I considered privileged to only the buyer and contractor. Iguess agents are nosy by character.

My wife and I worked with Cathy Swann to purchase our first home in 2007 and recently worked with her again to sell. She did an excellent job helping us find a great first home that met our existing budget and needs, and recently provided excellent service as our sellers agent. While searching for our first home, there was absolutely no pressure from her to make a purchase and she did not try to "sell" us on the features of any particular home. In fact, Cathy actually recommended that we stay away from a few of the homes we visited. (In one instance, she pointed out that the foundation of one of the homes had dropped/settled several inches and would eventually require costly repairs. In another instance, she pointed out that double-yellow lines had recently been painted on the street in front of the home which indicated a "heavy traffic" area that wasn't ideal for young children playing outside -- great information that we would have never considered!) In summary, we highly recommend Cathy as both a buyer and/or seller agent in the Chandler/Phoenix area. She is professional, considerate, very responsive, and an excellent listener.
