"The appraisal report consisted of about 15 pages for PMI Removal. I performed a no cost inspection until I was positive that I would satisfy the Lender's 80% LTV requirement. My appraisal reflected a 65% LTV, which would easily meet removal. Unfortunately the homeowner did not discover that her Lender required two years of PMI payments before considering a release by a market value appraisal. This is called seasoning. I've offered her a free appraisal after she reaches seasoning and we are still trying to resolve the issue with her. We worked it out and my company agreed to a $100 partial refund for customer satisfaction. She is a very nice and cordial person. I hope to help her out in the future with a no charge appraisal after she meets PMI removal requirements or chooses to Refi with another Lender."
