Paul McDowell, Certification #AZ 49504, was so thorough in his inspection that we didn't purchase the house. In fact, we will be using him tomorrow, Dec. 11, 2013, to inspect the second house we have put an offer on. I have to give him an "A" for promptness. His final report was so complete that the wife and I took the whole evening to digest its contents. By the way, in addition to the inspection, Paul charged $50 more for a termite inspection which went just as well as the home inspection did and was well worth it..The problem that was not addressed by the seller earlier, was the condition of the galvanized pipes in the 1967 vintage home (45 years old). Many pipes were replaced with copper or pex but were attached to galvanized pipes that went through the walls and through the cement slab into the ground. Many of the galvanized drain pipes showed external weeping of rust and minerals as well as the effects of electrolysis because of two dissimilar metals coming into contact with each other. Also, there was a new hot water heater, but the overflow pressure pipe was vented onto the utility room floor which already showed signs if being wet previously. Overall I would give Paul the highest grade you can give a person doing service for another. I just would not have found these problems without his help.
