New to the area and was looking for property,First time buying acreage.Manager of Waldron Realty Beth George was difficult to get in touch with,rarely in her office-Was at home.Did not return phone calls.Found out after the fact that she had been gossiping my personal information that I had discussed with her in conjunction with my property search-No confidentialty or trust here-Everything that I discussed with her instantly became fodder for gossip.Haphazard handling of paperwork-Got home and was reviewing documents only to find out that I had been given the contract for another transaction-I 350,000.-Documents were originals.She seemed quite willing to charge commision fees but did little in the way to really earn that commision.. Original owner of agency-Pete Powell had 2 ten acre tracts that I looked at and purchasedNo disclosure was offered or given-Serious concerns arose within just a couple of weeks of the purchase of the property-1) Acreage was NOT fenced according to survey-This led to multiple conflicts with adjacent property owners that had been told by Pete Powell that they could graze their livestock on the property that I had purchased.2) Property flooded and became unusable due to mud-Ankle deep with standing water3) Undisclosed restrictions-Clause restricting usage of property by previous owners.4) Hostile Neighbors-I have been shot at and harrassed by various adjacent property owners5) Adjacent property owner had placed several large plastic pipes onto my property draining waste /septic from his residence onto my property6) Spent 5 K building a fence that should have been installed when property was subdivided-Adjacent property owner Elaine Godfrey refused to help pay for the fence saying that she could not afford it but..Has several large horses and several mini horses.Pete Powell had owned the property aprox 1 year prior to selling it to me and had to have been aware of the undisclosed issues-Has not intervened or assisted in ANY of matters at all.Approached Waldron Realty and Pete Powel indirectly about buying the property back from me 1 month after purchase-Pete Powel refused to respond,.Another agent instead responded with Pete Powell's refusal to buy the property back.The manager of Waldron Realty,Beth George very convieniently offered to put the property on the market selling a defective piece of property that had been dumped on me-Worse-She was going to charge me a 6% commision to sell the property to one of the neighbors that had harrassed me.( Had to call the sheriff on him after multiple incidents of escalating conflict) Complaints filed on Waldron Realty,Beth George and Pete Powell with Arkansas Real Estate Commision,Arkansas Board of Realtors regarding this matter-To date neither agency has taken any action.In Arkansas and Scott County In particular there is a very bad problem with nepotism and politics-So much so that If you move here from out of state It is difficult to get anything done. I DO NOT RECOMMEND THIS REALTOR!! Keep looking and find an agent that you can trust-Waldron Realty is EXTREMELY greedy,unethical and unprofessional..
