We didn’t even live here; and all I had to do was pick up my phone, and ask him to help me.  He would do whatever I said.  He is great.  He is very honest.  First thing that I would say is that he is dependable.  Down here in Arkansas, you can't find anybody that’s dependable.  They will show up one day, the next day they are gone, and den show up again for a couple of weeks.  Mr. Higgins has become a good friend of ours now.  He has also helped other rental houses in the area.  We had a plumber out to fix an exterior faucet and they had to cut a hole in the drywall to get access to the valve to take it out.  He suggested that rather than repair the drywall, we could put a door on it.  I had a piece of wood, we stained it, and he put it on.  He didn’t charge me for that.  We spend around $4,000 to $5,000 on an annual basis including all the rental properties.  He is reasonable and he is prompt.  If he is somewhere else, he is on the telephone, and lets me know it.  He carries his cell phone with all the time and picks up the calls.  He won't turn up loose unless he has done it right; it's one of the things I really like about him.  He is a veteran too.
